More homes could be coming to Gold Hill Road, just outside of Tega Cay.
A York County Council public hearing was scheduled for past press time Monday night, for a rezoning of just more than 10 acres at 1876 Gold Hill Road. The new zoning would allow for large-scale commercial use, like a county-wide or regional shopping center. But Eastwood Homes, a residential builder, is part of the rezoning that’s evidently aimed at new homes.
Former Tega Cay Mayor Bob Runde owns the property. He expects to have it sold to Eastwood by the end of the year.
“It’s residential,” Runde said.
Runde said Eastwood would come up with plans once the sale is complete. Joe Dority, in corporate land sales with Eastwood, said there’s still work to be done, but that townhomes are the use.
“We’re still working out the plan,” he said. “It’ll probably be somewhere between 40 and 50 units. It’ll be a relatively small townhouse development.”
Pending the Council rezoning, the project would take shape in the next 12 months. The property is located on Gold Hill about halfway between Old Farm Road and Zimmerman Drive, across from the Palmetto Plantation subdivision.
Dority said the reason his company is looking for a zoning that’s mainly for commercial use is that it fits what’s around the property now, and townhomes are allowed within in. There isn’t a commercial part to the plan at present.
“The townhomes fit into the zoning, and everything else out there is a commercial zoning,” Dority said. “We’re just looking to make it fit with what’s out there.”
The county’s planning commission recommended approval of the rezoning at its Sept. 9 meeting. Council’s vote Monday was on first reading of the rezoning. Two more would be needed.
