With two unanimous votes, Tega Cay grew by almost 75 acres Thursday as the coming Cameron Creek development entered into city limits.
Cameron Creek includes eight parcels, among them the goat farm on Highway 160 just north of Walmart. The property will be developed by M/I Homes.
“We closed on the property (Jan. 24),” said company spokeswoman Tamara Lynch. “We are anticipating breaking ground by July and completing the first phase of development by the first quarter 2015.”
The property went through a county rezoning late last year, as it was an unincorporated area prior to Thursday’s annexation into Tega Cay. The rezoning allowed for more properties than are planned; renderings were sent to the county for 200 homes and as many multifamily units.

That number is a good bit lower now, Lynch said: “We anticipate having about 170 single-family homes and 100 townhomes.”
One council vote Thursday annexed the 74 acres into the city. The other amended the master plan for Stonecrest, which sits just beside the properties with commercial areas including the Walmart.
The only amendment was to bring Cameron Creek into the same plan.
“There really isn’t a huge significance in bringing the Cameron Creek development in under the Stonecrest (development plan) versus annexing it on its own,” said City Manager Charlie Funderburk.
The move does allow for more connectivity than if Cameron Creek weren’t incorporated in the Stonecrest plan. “By coming in as part of the Stonecrest (plan),” Funderburk said, “they were able to obtain a connection to Stonecrest Boulevard, which will allow residents in that community an opportunity to access Highway 160 from a signalized intersection versus just the two access/egress points they had already received approval for on Highway 160.”
