A former Clover industrial site could become townhomes, homes and commercial space
A former machinery, manufacturing and spinning site could produce new residences in Clover.
Charlotte owners of 602 Old North Main St. in Clover submitted a redevelopment plan for more than six acres. It would allow 52 townhomes, three traditional homes, three duplex lots and some commercial space.
The property is the former Coltex site, also known prior as Clover Spinning Mill. Land records show past owners include Halls Textile Machinery and Shuford Mill, Inc. The project is listed in documents submitted to the town as Coltex Mills Park.
The site on Old North Main is between Columbia and Short streets. It’s between Old North Main and Main streets. It’s surrounded by homes, commercial sites and some vacant property.
The proposal has less than an acre of office or retail uses on the southeast corner of the property. Townhomes would be east of Old North Main, and homes or duplexes west of Old North Main.
Townhomes would have two-car garages and driveways. Private streets, sidewalks and some on-street parking would be added. The developer proposes pocket parks, a playground, park benches, grill and outdoor seating areas.
A rezoning decision needed for the project goes to the town planning commission Feb. 17. Clover Town Council would make the final call on rezoning.
In a separate decision facing the town, two properties on Tom Joye Road at a combined 64 acres are up for annexation into the town. They include a home and timber property. The applicant there asks for a residential land use if the property becomes part of the town.
