Here’s where new business and apartments may go off Charlotte Highway in Indian Land
New apartments and commercial business may soon come across from CrossRidge in Indian Land.
Two Capital Partners applied to rezone 51 acres at and near 9224 Tadlock Drive. Two Capital also submitted a development agreement for the five land parcels there, west of U.S. 521. The property is directly across the main highway from Crossridge Boulevard. It’s just south of the state line with North Carolina, and the Ballantyne and Charlotte areas.
Plans show 238 apartments. Two commercial outparcel spaces are included, on 6-8 acres. The county planning commission will hear the case Tuesday night. That group has to have a public hearing, as does Lancaster County Council later. A public hearing by council is tentatively set for June 13.
A traffic analysis submitted with the applications estimates buildout for the project by 2024. It notes two access points off U.S. 521, or Charlotte Highway. One is a full entrance and the other is right-in, right-out. New turn lanes into and out of the project are the only road improvements recommended by the traffic study, other than removal of the existing median cut in front of one of the access points.
The new project comes in a growing area primed to add more business. This spring Gov. Henry McMaster gathered with development community leaders in the newly completed, 120,000-square-foot CrossRidge One office building across from the Two Capital Partners project. Since, plans for The Arches came to the county for eight commercial outparcels on 12 acres at Charlotte Highway and Worldreach Drive, just north of Dobys Bridge Road.
