Rock Hill hotel sales, Lake Wylie properties rank among the biggest buys last month
County land records in May read like a Monopoly game, with hotel sales at the top of the list.
Land records in York, Lancaster and Chester counties show almost 20 May sales at $1 million or more. Together, those sales total more than $56 million in property exchanging hands. Three of the four most expensive sales listed as of Wednesday involve Rock Hill hotels.
Here’s a look at the biggest May land sales:
▪ The Fairfield Inn & Suites on Galleria Boulevard in Rock Hill sold May 4 for $9.7 million. Shreeji Hospitality of Charlotte bought the more than 2-acres at 578 Galleria Boulevard from GBC Rock Hill. The sale includes the more than 67,000-square-foot hotel, pool and parking. The five-story main structure was built in 2017.
▪ The TownePlace Suites site at 2135 Tabor Dr. in Rock Hill sold May 4 for more than $6.3 million. Concord Mills Hotel Investments of Charlotte bought the site from Catawba Hotel Association. The hotel on more than 2 acres is three stories and more than 50,000 square feet. It was built in 2009. Tabor Drive is between Galleria Boulevard and I-77, and like the Fairfield site is near the Galleria Mall.
▪ Island Girl Homes and Properties of Florida bought a 5,200-square-foot home at 2178 Sandlapper Dr. in Lake Wylie for more than $3 million. The lakefront property on Lake Wylie is near the mouth of Big Allison Creek. It sold May 3.
▪ The Ramada at I-77 and U.S. 21 in Rock Hill sold May 13 for almost $3 million. Shree Shubha of Charlotte bought the almost 7-acre site not far west of the Catawba River from Omkar Hospitality. The more than 73,000-square-foot motel at 2640 Cherry Road was built in 1966.
▪ North Carolina-based J.B. Harrison Properties bought a more than 7,000-square-foot garage at 213 Hwy. 274 in Lake Wylie for almost $3 million. MP Lake Wylie SC sold the acre site near Mill Creek Commons on May 16. The service garage was built this year.
▪ Three Rock Hill residential properties sold May 23 for $2.3 million. Illinois-based KCS Icebox Lazy Hawk Road bought the sites at I-77 and Mt. Holly Road from Blackwell Family Properties. The properties at 3655 Lazy Hawk Road combine for almost 43 acres, including significant interstate frontage.
▪ The Pops Mart Fuels site at 5409 Pendergrass Boulevard in Chester County sold May 4 for almost $1.9 million. Pantry Express is the listed owner of the site at the northwest corner of Pendergrass and Chester Avenue.
▪ An almost 21-acre vacant residential site off Holbrook Road in Fort Mill sold May 9 for almost $1.8 million. The property is between Holbrook and Trinity Ridge Parkway. The new owner is based in Indian Land.
▪ More than 4 acres of retail and residential land at 2020 Gold Hill Road near Tega Cay sold May 23 for almost $1.7 million. Three structures there combine for more than 17,000 square feet. Included is a home, mini warehouse and retail site. Florida-based SAF NOB Gold Hill bought the property. The property is east of Windhaven, near the Gold Hill intersection with Hubert Graham Way.
▪ Almost 4 acres of commercial property at 450 Corporate Boulevard in Rock Hill sold May 26 for more than $1.6 million. ITR, Inc. in Rock Hill bought the 9,300-square-foot service garage built in 1997. The property fronts I-77, across from where the Carolina Panthers headquarters site construction stalled this spring.
▪ The former rug showroom at 108 Spratt St. in downtown Fort Mill sold May 20 for almost $1.7 million. The Herald previously reported the more than 11,000-square-foot site will become a baseball and softball product, retail and training site affiliated with Stinger Sports and Legacy Baseball.
▪ In Lancaster County, 11 properties on Sumters Camp and Ancestry trails sold May 3 for more than $1.6 million. Taylor Morrison of the Carolinas owns the Indian Land home sites off Harrisburg Road.
▪ A more than 63-acre site at 1656 Pageland Hwy. in Lancaster County sold May 26 for almost $1.6 million. A 900-square-foot home built in 1910 is on the property. Lancaster County bought the site from a mortgage company. The site is zoned for light industrial use. The property is between Pageland Highway and Old Dixie Road.
▪ An almost 5,000-square-foot home on Wessington Manor Lane in Fort Mill sold May 12 for almost $1.3 million.
▪ A more than 3,100-square-foot home on nearly 12 acres in Lake Wylie, on Harper Road, sold May 26 for almost $1.3 million.
▪ An almost 2,600-square-foot Lake Wylie home, on Concord Road, sold May 10 for more than $1.2 million.
▪ A more than 7,000-square-foot Marshall Road home in Rock Hill sold May 20 for almost $1.2 million.
▪ A 5,300-square-foot Oarman Court home in Fort Mill sold May 6 for more than $1.1 million.
▪ An acre of land at 2525 Bullfrog Lane in Indian Land sold May 12 for more than $1.1 million. Lennar Carolinas bought the site.
