Million-dollar shopping sites and more new homes top Rock Hill region’s biggest sales

New places to live and Indian Land retail sites dominated the high-end property sales across the Rock Hill region in June, a review of county public records by The Herald found.

More than half of the two dozen sales of $1 million or more in York, Lancaster or Chester counties involved individual home sales, according to county land records.

The most expensive among them was a $2 million sale of a Rock Hill home on the shores of Lake Wylie. Several more properties sold for home subdivisions, senior living or mobile homes.

Beyond residential sales, most of the area’s activity came at shopping sites off Charlotte Highway, or U.S. 521, in Indian Land.

Fort Mill, Lake Wylie, Rock Hill, Clover home sales

A Joslin Point home in Rock Hill that sold for $2 million led the list of 13 home sales spread across York County. Lake Wylie and Tega Cay each had one at $1.5 million or more. Fort Mill had the most million-dollar sales with five, followed by Lake Wylie with three. Rock Hill and Clover each had two.

Strip malls get new owner

Four Charlotte Highway commercial properties in Indian Land sold for $20.2 million. A company affiliated with Chicago real estate investment firm Northpond Partners bought the Promenade at Carolina Reserve outparcels on June 25. They combine for about 8 acres and almost 40,000 square feet of retail space.

The properties, built in 2018, include the strip mall with tenants Starbucks, Jimmy John’s, Mattress Warehouse, Verizon, The Southern Nest Boutique, Le Peep. Another strip mall has Panera Bread, Crumbl Cookies and Comporium. Indian Land Dental Care sits on another parcel that’s part of the sale.

Promenade is the shopping center across from Sun City, in one of the most concentrated retail areas in Lancaster County. The main shopping center sold twice in the past two years, including June of last year for more than $34 million.

California-based Bakerson Companies bought the almost 113,000-square-foot Chandler Place Independent Living facility in Rock Hill for $18.9 million. The June 6 sale includes more than 4 acres at 745 Dilworth Lane. The senior living site near the intersection of India Hook Road and Herlong Avenue was built in 2003.

Catawba Ridge Holdings bought 840 acres along Fishing Creek Reservoir in Lancaster County for $17 million. The June 26 sale involves two large parcels. Catawba Ridge shares a Greenville address with real estate development firm Contender Development. Walnut Grove Ventures sold the properties that are just north of Great Falls Highway where it crosses Fishing Creek.

LGI Homes bought property at 1004 Mordred St. in Chester County June 6 for $8.4 million. The Knights Bridge property is east of the Interstate 77 interchange at Lancaster Highway. A separate sale listed at $1.1 million involves a 17-home lot LGI Home bought in the same area. They’re off Mordred, Lamorak Place, Tristen Road and Elyan Street.

Tailgunner Properties out of Texas bought two Indian Land commercial properties June 18 for $3.5 million. The Habit Burger Grill and Taco Bell fast food sites are in front of Promenade at Carolina Reserve, at 7734 and 7740 Charlotte Hwy. Both were built in 2019.

Medical office sold in Rock Hill

Affinity Health Center bought a 14,000-square-foot medical office building June 6 for $2.9 million. The almost 2-acre site at 175 Amendment Ave. in Rock Hill is just southeast of the Constitution Boulevard and South Herlong Avenue intersection, across Herlong from Piedmont Medical Center. A medical office was built there in 2000.

Affinity Health is based on Lakeshore Parkway in Rock Hill and has five York County locations. The healthcare services nonprofit serves the three-county Rock Hill region.

California-based Dama Whipple Road bought the Mavis Tires & Brakes site at 161 Jim Wilson Road in Indian Land for $2.7 million. It was built in 2019 at Jim Wilson and Cowden Avenue, beside the main storefronts at Promenade at Carolina Reserve. The June 13 sale includes the 7,100-square-foot building on almost 2 acres.

Ecocam SC Real Estate Holdings bought the former ShayoNano site at 564 Ecology Lane in Chester County on June 4 for $2.2 million. The Herald previously reported battery recycling company Princeton NuEnergy will bring 41 jobs and an $11-million investment to the site.

Vegas company acquires gas station

The Exxon station at Cherry and Cel-River roads in Rock Hill sold June 10 for $1.6 million. A company out of Las Vegas bought the 2,500-square-foot store that was built in 1986.

About 47 acres in southern Lancaster sold June 11 for $1.3 million. Indian Land-based AM Group Land Holdings bought the Kennon Heights property just off McIlwain Road and Pineview Drive.

Esquare Homes in Charlotte bought six Chaffee Road, Michaw Street, Marion Street and Hudson Street properties in Lancaster on June 21 for $1 million. They combine for about 210 acres and contain mobile homes.
