York County’s priciest home sale this year is part of a trend. See where it’s happening

York County’s most expensive home sale this year, and more than a dozen other homes that sold for seven-figure prices, continue a trend. High-dollar deals are all about housing.

A nearly 7,000-square-foot Bessbrook Road home in Fort Mill, on Lake Wylie just north of Tega Cay, sold on Sept. 4 for more than $3.4 million. That’s the most expensive home sale in the Rock Hill region since a deal last summer for a River Oaks Drive home on Lake Wylie, at almost $3.7 million.

A Mallard Point Drive home in Lake Wylie is the only other one to sell for $3 million or more this year, or last year. It sold in January for an even $3 million.

During the past few years, many of the million-dollar transactions have been large industrial sites, apartment complexes or retail centers.

Last year the number of homes selling for $1 million or more began to increase. Fort Mill, Lake Wylie and Indian Land now routinely have homes sell at that price point.

In September, there were 17 homes across York and Lancaster County that sold for $1 million or more. There were 10 other million-dollar or more sales. And of those 10 sales, at least four were for properties aimed at new home subdivisions.

One of York County’s oldest hotels sold Sept. 18 for $11 million. Krisnamaya Hotel Inc. bought the 109,000-square-foot Clarion Hotel near Carowinds. The 3-acre property at 3695 Foothills Way has been a Holiday Inn, Ramada and other brands since it was built in 1975. There’s also a restaurant in the ground floor of the 11-story hotel.

LGI Homes bought property on Kay Lane in the Knightsbridge subdivision in Chester County on Sept. 6 for $8.4 million. The sale, part of on ongoing development just east of Interstate 77 and Lancaster Highway, was from another entity associated with the same homebuilding company. A separate sale on the same date added more property there, for a little more than $1 million.

An almost 12,000-square-foot daycare at Gold Hill Road and Black Mountain Drive sold Sept. 10 for $5 million. The Primrose Schools site was built in 2015. Ashvi Properties out of Fort Mill bought the site.

Lancaster County bought a former auto showroom at 2001 Charlotte Hwy. near Lancaster to use for government office space. The county recently rezoned the more than 19,000-square-foot space built in 2002. The almost 7-acre property sold Sept. 5 for $4.3 million.

Homebuilder D.R. Horton bought 36 residential lots in the second phase of the Fergus Crossing subdivision in York. The $3.3 million sale on Sept. 5 includes properties on Two Brothers, Hostler and Trading Post lanes, Court House Avenue and Wagon Cross Court.

Mattamy Carolina Corp. bought almost 4 acres in Lake Wylie on Sept. 25 for $2.6 million. The slender, unaddressed property off Bonum Road sits between the Lake Crest subdivision and a 15-acre Bucleigh Road parcel that a private owner bought in 2013. Mattamy Homes is the builder of Arbor Chase in Clover, Somerset in Indian Land and Porter’s Row in Steele Creek, just across the state line from the Lake Wylie property.

Prestige Land & Site Works bought six parcels at Old York and Adnah Church roads in Newport on Sept. 20 for $2.3 million. They combine for about 48 acres. The site is about halfway between other Prestige projects Fergus Crossing and McFarland Estates in York, and Timberwood and Allston in Rock Hill. The Charlotte land development company works in homebuilding and commercial properties.

The property company for Charlotte Eye Ear Nose & Throat Associates bought a 5,700-square-foot medical building at Herlong Avenue and Constitution Boulevard in Rock Hill. The company already works out of the space that was built in 1984. The Sept. 6 sale was for $1.9 million.

Seven Great Egret Drive and Kingbird Lane properties sold Sept. 12 for $1.6 million. B and T McLean bought the home lots on a peninsula tip in Lake Wylie that’s only accessible from North Carolina. That’s where the large McLean subdivision in Belmont is.

A 251-acre Lancaster County property sold Sept. 4 for almost $1.6 million. A Charlotte company bought the Twitty Mill Road site in the southern part of the county, south of John Haile Road. The vacant property with a pond in the middle is east of Stoneboro Road.
