Indian Land is about to get a second hotel. It’s from the developer of the first one
The developer of Indian Land’s first hotel now has plans for a second one.
Matthews, North Carolina-based OHM Hotels submitted a sketch plan for a new hotel and retail property off U.S. 521, or Charlotte Highway. It’s across from the former Carolina Country Store building and beside Morningstar Storage. The U.S. 521 and Marvin Road intersection is just north of that site.
The sketch plan shows two retail buildings fronting the highway, each at 6,000 square feet. The hotel would be to the rear of the 4-acre property at 9495 Charlotte Hwy., separate from the other buildings by a large parking lot.
The developer submitted the plans as part of a request for Lancaster County to change its rules on how tall buildings can be. In areas zoned for general business, construction can be three stories or 35 feet tall, whichever is higher. The proposed hotel would be four stories.
Submitted plans don’t show a cost for the project. County records show the property hasn’t sold since 2021, when a Fort Mill company paid $525,000 for it.
Eight years ago, OHM Hotels and Red Ventures broke ground on the panhandle’s first hotel.
The TownPlace Suites by Marriott is a 64,000-square-foot hotel with 105 rooms. County land records list it as a 2018 construction. A Texas company bought that 2-acre property at 1047 Red Ventures Drive three years ago for $15.8 million.
Plans for the new Indian Land hotel
The sketch plan shows 98 rooms for the new hotel. A brand isn’t shown, but OHM Hotels has previous experience with hotels like Westin, Fairfield Inn, Holiday Inn, Sheraton, Quality Inn and Marriott.
The developer did not immediately return calls Friday from The Herald.
Indian Land has had explosive residential growth for more than a decade. If it was incorporated as a city or town, the county panhandle would easily be a top 10 municipality in South Carolina by population. But all those new residents haven’t yet led to a surge in hotels.
The Red Ventures project was built beside and to serve that corporate headquarters, with Red Ventures one of the larger employers in the region.
There are some smaller hotels in Lancaster.
The Lancaster County Planning Commission meets Nov. 7, where it will hear the case for building height rule changes to allow for the new hotel.
The commission also will consider a True Homes plan for 125 new homes on 65 acres in the Edgewater community, among several other items.
