See where the Catawba Nation, a local school district, others just spent millions on land

South Carolina’s only federally recognized tribe, a local school district and investors across the country were the biggest spenders last month in York County.

Land records show nearly 30 property deals hit or topped the $1 million mark in January. Fewer than half of them were individual home sales, which have grown significantly the past two years as a percentage of million-dollar deals.

Here’s a look at the biggest sales to start the new year:

The Catawba Nation bought nearly 200 acres in Rock Hill for $9 million, The Herald reported last month. The Jan. 15 deal involves Mintwood Lane land near Sturgis and Whitehorse roads. It’s next to the nearly 300-acre Green Earth site with tribal government buildings, homes and open space.

A Charlotte company bought a York commercial property on Jan. 2 for $4.8 million. The 1109 E. Liberty St. address is the same site Charlotte-based Driven Brands bought last fall, also for $4.8 million. It’s across from the Lowe’s home improvement store shopping center.

Lennar Carolinas bought another 35 home sites in its Elizabeth neighborhood in Fort Mill. The $4.4 million sale on Jan. 2 includes townhone and home lots on Skyboat Circle, Potters Wheel Drive and Otter Perch Lane. At full buildout, Elizabeth is expected to have more than 1,300 residences. A separate sale on Jan. 13 for $3.1 million added 22 more lots on Potters Wheel and Copper Path drives, plus Otter Perch.

Canterbury Glen Partners, part of CenterSquare Investment Management in Pennsylvania, bought a strip mall at Interstate 77 and Dave Lyle Boulevard in Rock Hill for $4.1 million. The Jan. 22 sale includes a 16,000-square-foot shopping center built in 2003. The 2-acre property is at 1969 Canterbury Glen Lane.

Franklin BSP Realty Trust, based in New York City, bought the Cobb House Apartments at 366 E. Main St. in Rock Hill. The $3.7 million sale on Jan. 13 moves an eight-story, 34,000-square-foot downtown building that dates back to 1952.

Texas-based Elliott Partners, affiliated with Elliott Electric Supply, bought a nearly 1,900-square-foot industrial building on Jan. 17 for $3.6 million. The 520 Mt. Gallant Road property in Rock Hill is more than 4 acres. The building has been there since 1972. The property is just off Palmetto Parkway, the main road through what at one time was planned to be the Carolina Panthers headquarters.

Big Sky Capital Partners in Chicago bought the Palmetto Funeral Home at 2049 Carolina Place in Fort Mill for $2.3 million. The Jan. 16 sale includes the 8,100-square-foot facility built in 2009.

The York School District bought several properties off Old York Road for $2 million on Jan. 31. Four parcels combine for about 64 acres. One of them, at 2221 Old York Road, includes a home built in 1954. The land is south of Old York, between Houston Drive and Ernest Road.

Carolina Periodontics & Endodontics bought the 2,600-square-foot medical office building at 1033 Bayshore Drive in Rock Hill. The Jan. 30 sale was for $1.7 million.

A Greer company bought the nearly 3,800-square-foot convenience store at 4001 Celanese Road in Rock Hill on Jan. 8. The $1.6 million deal involves a 2-acre property and a store built in 1990. It’s just south of the runway of Rock Hill’s airport.

TS Whiteco in Fort Mill bought a 6,400-square-foot service garage on Jan. 2 for $1.5 million. The 703 Anderson Road site in Rock Hill is less than an acre, with a garage built in 1991.

A 129-acre farm property at 3491 Carrie Estates Dr. in Rock Hill sold Jan. 21 for $1.5 million. It’s in southern Rock Hill, near the Chester and Lancaster county lines.

Dream Finders Homes in Florida bought a dozen new home lots in York on Jan. 13 for $1.4 million. It’s part of the McFarland Estates subdivision.

A 20-acre farm property at 748 Lynwood Farms Dr. in Fort Mill sold on Jan. 2 for $1.3 million. The property bordering Lancaster County, near the Catawba River, has barns on it but no residence.

Nearly 20,000 square feet of commercial property in Rock Hill sold on Jan. 6 for $1.2 million. Pari Hospitality bought the Economy Inn Express motel at 840 Riverview Road, which was built in 1999.

Fort Mill-based BG1 Investments bought the home-turned-commercial building at 135 Confederate St. near downtown Fort Mill. It’s across Confederate and Monroe White streets from First Baptist Church. It’s been home to several businesses, including Bliss Real Estate.

Charlotte-based Thoroughbred Partners bought 200 acres of farm property in Smyrna. The $1 million deal on Jan. 14 involves property at River and Cheyenne roads.

Nearly a dozen homes sold for $1 million or more. They’re mostly split between Lake Wylie and Fort Mill, but Rock Hill had one, too. A more than $1.5 million sale on Evergreen Road in Lake Wylie topped the list. Use the map below for more details on the priciest home sales in January.
