Here’s where the next 2,000 homes and apartments could go across the Rock Hill region
Across the Rock Hill region, plans continue to pop up for new homes and apartments. Combined, nine pending projects could add more than 2,000 of them.
They still need county zoning decisions and city approvals. Details like total project costs and, unless noted, final decision dates haven’t been announced.
Here’s a look at where new homes and apartments may be on the way:
▪ Homebuilder Lennar Carolinas has discussed plans with the Chester County Planning Commission for more than 600 homes in Edgemoor. The commission recommended against several zoning changes in January, but Chester County Council makes the final decision. The plan involves a rezoning of 640 acres between Edgeland Road and Interstate 77.
Nearly 150 of the 305 phase one homes in the Edgemoor project, called Walkers Mill, are built. Lennar has the option to purchase a second phase, approved for 310 homes.
▪ Kinger Homes, the builder behind Tega Cay’s Main Street project between Dam Road and Stonecrest Boulevard, asked the city to allow changes for when homes and apartments are built. Three years ago, the company planned to start with homes on the southeast side of the 56-acre site, then build apartments on the north before finishing more with more homes on the west side.
Now, the developer wants to start on the west side, along Stonecrest Boulevard, then go south before finishing on the eastern side. Along with a range of commercial and public space uses, Main Street will bring 146 homes and 216 apartments. Of them, 59 homes would come in the first phase of construction.
▪ The Chester County Planning Commission approved plans for 210 homes in the Stanton subdivision. Homebuilder D.R. Horton is behind the project on 130 acres near the Wylies Mill Road and Lancaster Highway intersection. The 210 homes are the phase two construction. The first phase, to start this spring, is another 200 homes. The full project allows for 630 homes.
▪ Chester County Council gave initial approval this month for the Vista Resources project, which would allow up to 114 homes on 45 acres. The property is off JA Cochran Bypass, west of Old York Road.
▪ Prestige Development & Site Works sent plans to Lancaster County for a 100-home subdivision off Hilldale Drive. The property is more than 52 acres in Lancaster, north of Hilldale’s intersection with Flat Creek Road. Submitted plans show two entrances off Hilldale, and two more connection points to future development.
▪ Lake Wylie Enterprises and builder Profile Homes applied to York County to rezone about 10 acres for a townhome project. The 68-unit community would go on S.C. 557 across from Glenn Brandon Road. That’s beside a mini storage business and a Bethel Volunteer Fire Department station, just east of Oakridge elementary and middle schools. A sketch plan shows townhomes on both sides of an entrance off the main highway, that turns into two cul-de-sacs within the property.
▪ Owner Denver Vaults asked York County to rezone nearly 4 acres near Tega Cay to build apartments. The 5077 Lake Vista Blvd. site is off S.C. 160 West near Gold Hill Road, behind the Palmetto Place apartments. Submitted plans show 60 apartments in three, three-story buildings. A clubhouse, playground and picnic shelter also appear in a filed sketch plan.
▪ Broadstreet Homes submitted a plan in Lancaster County for 44 new homes on Silver Run Road. The flat, arrow-shaped 25-acre property sits near the northernmost point on the Indian Land panhandle. It borders, and is just north of, the Rosemont subdivision. Submitted plans show a 1-acre park to the south and a cul-de-sac road running the length of the narrow property, with homes on both sides.
▪ Oz Custom Built Homes applied with York County to rezone property in Fort Mill for a small subdivision. It would be 15 homes on more than 7 acres on Lurecliff Place, near the North Carolina state line. York County planning staff recommended against it, and the county planning commission voted not to recommend it. York County Council deferred a decision on March 3.
