New Rock Hill development plans include a coffee shop and an industrial park

Rock Hill property owners have plans to add a new industrial park and a drive-thru coffee shop to the city.

Chicago-based developer Stotan Industrial, through its Charlotte office, applied to rezone 71 acres at Albright Road and Blackmon Street for new industrial construction.

About 12 of those acres also would be annexed into Rock Hill, where the larger property already is. Fort Mill-based company Fortune Square owns the site.

The latest plan would put three industrial buildings on the southern part of the property, with the largest one facing Blackmon Street. The buildings would combine for more than 610,000 square feet. A dozen-acre piece along Albright Road would be set aside for future retail construction.

The industrial sites will be spec buildings, meaning they’d be designed and built with intent to find companies to fill them later. The city Planning Commission will hear the rezoning and annexation plans on Tuesday, March 3.

The group also will see a much different plan that could bring a coffee shop.

Rock Hill owner T Dao Capital Investments and Columbia developer Elmwood Property Group applied to annex and rezone property at the southeast corner of Celanese and Riverview roads. They’d put a 510-square-foot, drive-thru only coffee shop. It would have a double drive-thru lane.

Submitted plans don’t name the coffee company. They show access of Riverview Road, with two existing entrances from Celanese Road being closed off as part of the development.

The Planning Commission will make recommendations on both requests. Rock Hill City Council will then make the final decisions.
