Two buildings near Carowinds sell for $39M in Rock Hill region’s big land deals

A Charlotte company’s $39 million purchase of two warehouses near Carowinds is the Rock Hill region’s biggest property sale this year. Other big land deals include future park property, a hotel and land for new homes.

More than two dozen property sales have come in at $1 million or more through the end of February in York and Lancaster counties that don’t include home sales. Another 22 homes sales topped $1 million.

Here’s a rundown of the biggest deals:

Carowinds warehouses, Fort Mill homes and park property

  • Commercial real estate company Trinity Capital bought two warehouses near Carowinds for a combined $39 million. The sites cover more than 25 acres at 3436 and 3437 Stateview Blvd. The buildings are nearly 150,000 square feet each, both built in 2019. The Charlotte buyer bought the properties as part of a join venture with real estate company Mortenson Properties.
  • Homebuilder Mattamy Homes bought more than 80 acres at 1120 Epps Farm Road and 1327 Williams Road in Fort Mill. The Feb. 27 sales combined for $13.5 million.
  • The town of Fort Mill bought more than 50 acres off Interstate 77 to use as future park space. The $7.8 million sale on Feb. 5 is part of a larger plan to purchase property it will need in the future, Mayor Guynn Savage told The Herald.
  • An Atlanta company bought the 50,000-square-foot WoodSpring Suites hotel in Fort Mill on Jan. 16 for $6 million. The hotel was built six years ago.
  • A California company bought the 22,000-square-foot Tractor Supply Co. building at 192 Marvin Road in Indian Land for $6 million. The Feb. 26 sale includes more than 5 acres.
  • Re-Build Composite Resource bought TechPark property at 485 Lakeshore Parkway in Rock Hill on Jan. 29 for $5.9 million. The 5.8-acre site is involved in a York County tax incentive deal that also includes 483 Lakeshore Parkway, where Charlotte company Southeastern Architectural Systems plans to establish a new facility.

Home sales in York and Lancaster counties

A nearly $1.8 million Lake Wylie home, a $1.6 million Fort Mill home and a nearly $1.6 million Tega Cay home have one common trait, in addition to being the three most expense home sales in the Rock Hill region this year. They’re all on Lake Wylie.

Land bought for new housing projects

  • Chester-based JAH Properties bought more than 320 acres southeast of Lancaster for $3.3 million. The 1009 Bethea Road site sold on Feb. 5.
  • Charlotte-based Weller Life Communities and The Maxwell Group bought 37 acres in Indian Land on Feb. 3 for $3.2 million. The property is off Harrisburg and Barberville roads. The new owners develop senior living communities.
  • Homebuilder Lennar Carolinas bought 23 home sites in Lake Wylie on Feb. 24 for $2.8 million. The property are on Ambrosia Drive, Haltom Hollow and Sparano Loop.
  • Lennar Carolinas bought 17 Lancaster County home lots on Camden Glen and Redbud roads, Good Day Drive and Cotton Crest Lane on Jan. 12 for $2.7 million.
  • A Virginia investment company bought 12 acres at 3005 Heckle Blvd. in Rock Hill on Jan. 29 for $2.6 million. The vacant property is at the intersection of Rawlinson Road.
  • 42 Outdoors out of Charlotte bought more than 343 acres of Lancaster County timber land on Mingo Road, in Heath Springs. The Feb. 23 deal went for $2.3 million.
  • A Charlotte company bought nearly 26 acres of former YMCA property in Rock Hill on Feb. 20 for $2.2 million. The vacant land is on the east side of Rawlinson Road.

Business property sales top $1 million

  • A California estate bought the QuikTrip at 664 N. Anderson Road in Rock Hill on Jan. 9 for $1.8 million.
  • A Minnesota-based company bought four Lost Cove Road properties in Lancaster County on Jan. 15 for $1.8 million. Taylor Morrison sold the properties.
  • Lennar Carolinas also bought 11 home lots off Norman Forest and Redbud roads in Lancaster County on Feb. 9 for $1.7 million.
  • Charlotte-based CLT Ventures bought the 2,700-square-foot office condo at 101 Carolina Place in Fort Mill. The $1.4 million sale happened Feb. 2.
  • Ohio-based TransTech Group bought 22 acres at 354 Porter Road in Rock Hill on Jan. 8 for $1.4 million.
  • Eastwood Construction Partners bought nine home lots on Crooked Stick Drive and Cambria Street in Rock Hill. The Jan. 9 deal went for $1.3 million.
  • Rock Hill-based LT Legacy bought a 6,500-square-foot commercial building at 1125 N. Anderson Road in Rock Hill on Feb. 25 for $1.2 million.
  • Dream Finders Homes bought 10 home lots in York on Jan. 12 for $1.2 million. The McFarland Estates properties are on Brick House and Emily Katelyn roads.
  • Homebuilder Taylor Morrison bought seven Sugar Creek Road home lots in Lancaster County on Feb. 23 for $1.2 million.
  • NVR Mortgage in Charlotte bought nine Lancaster County home lots in the Creek Water area, on Flicker Road, on Feb. 6 for $1.2 million.
  • Retail leasing company BVB Properties in Charlotte bought the 7,100-square-foot restaurant site at 1940 Cinema Dr. in Rock Hill. The $1.1 million deal happened on Jan. 8.
  • A private owner bought 41 acres of vacant residential property at 1911 Ogden Road in Rock Hill on Feb. 24 for $1 million.
  • A private owner from Lake Wylie bought 77 acres on Gold Mine Highway in Lancaster County on Feb. 24 for $1 million.
