Is Rock Hill ready for the region’s first $5M home? There’s one for sale now

With a potentially record-breaking home sale under contract in Fort Mill, another luxury home just entered the market and the competition for the region’s most expensive home sale ever.

This time, it’s in Rock Hill.

Premier Sotheby’s International Realty just listed a home and ranch site at 1795 Faires Road for $5.3 million. That’s well above the $4.5 million list price a Briar Farm home near Baxter posted before going under contract this month. The actual sales price on the Briar Farm home won’t be made public until closing.

The most expensive home sale on record in the three-county Rock Hill region is a $3.9 million Asbury Lane home in Indian Land that sold last December. But that was a smaller, older home on more than 50 acres that a development company bought.

The most expensive traditional home sale on record came in July 2023. That $3.7 million deal involved a River Oaks Road home in Lake Wylie.

None of the eight homes to top the $3 million mark since the start of 2023 have been in Rock Hill.

Inside the $5M Rock Hill home for sale

The 6,400-square-foot Faires Road home is called The Ranch at Faires Road, on more than 75 acres. It’s described as a modern equestrian estate.

The home built in 2012 by Kingswood Custom Homes has 4 bedrooms, 4 baths and 2 half-baths. It’s a modern design by Charlotte architect Frank Smith.

The home features a pool, driving range, outdoor suite, open spaces all around it and full-length windows throughout the property offering views of its natural surroundings. It also has a barn, fenced pastures and recreational areas that can be used for equestrian activities.

There’s a guest house on the property, too.

Agent Jason Gentry with Premier Sotheby’s sees a combination of acreage, design and recreation opportunities that sets the property apart, making it a fitting place for the highest listing price in the Rock Hill’s history.

“At this level, buyers are looking for something they can’t replicate,” Gentry said.
