New Dilworth development will include an apartment tower up to 33 stories tall

Over 700 apartments are coming to a 400-foot block of South Boulevard in Dilworth between East Tremont and East Worthington Avenue. One of the apartment buildings will be a tower that is over 30-stories tall and construction should start this year.

Southern Land Company is moving forward with its 300-unit, mixed-use tower at 1933 South Blvd.

The Nashville-based developer received approval for the project in June, according to federal records.

The project has been in the works since 2021 and sits in the previous location of Tyber Creek Pub and the historic Leeper & Wyatt building.

It’s unclear when construction will begin. But a groundbreaking is planned for this year, according to a Southern Company spokeswoman. Design elements are still being worked out, the spokeswoman added. The tower may peak at 31 or 33 stories.

And although Tyber Creek Pub has relocated near Bank of America Stadium, Southern Land is still working with the owners of the Charlotte staple to create a new restaurant onsite in Dilworth. The project also will include an outdoor amenity deck.

Dilworth apartment towers update

It’s going to be a heavy construction site for that South Boulevard block in the near future.

Besides the Southern Land project, developers Centrum Realty & Development and Sorelle Capital are working on their own mixed-used development.

In January, the developers filed a Land Development Construction Plan permit at 1901 South Blvd. for Centrum Dilworth. The plan is for a mixed-use project that includes 422 apartments, a more than 249,000-square-foot parking structure in the middle and a 153-room hotel, according to the development plans.

The project also includes 17,600 square feet of office space and an almost 3,600-square-foot restaurant on the ground floor.

It’s unclear when construction will begin or how tall the building will be.

But if both projects follow through with their proposed plans, the South Boulevard block will hold about 722 apartments.

Larry Powers, the managing partner at Centrum, previously said that developers weren’t ready to share details on the project. Centrum did not immediately respond to a request for comment on the status of its project on Wednesday.

Plans for the Centrum project began in September when the developer filed a rezoning request to build the hotel. That request was approved by Charlotte City Council on Jan. 20.
