These two dozen York, Lancaster, Chester county sites sold for more than $90 million.

While the full economic impacts from the COVID-19 coronavirus remain to be seen, the first quarter of 2020 involved plenty of big transactions in the tri-county area.

Land records in York, Lancaster and Chester counties show two dozen sales at $1 million or more. Those sales combine for more than $90 million.

Here’s a look at the large land sales thus far in 2020.

January

Almost six acres of vacant commercial property at S.C. 160 West and Brayden Parkway, near Tega Cay, sold Jan. 31 for just more than $2 million. Standard Pacific of the Carolinas LLC sold it to Brayden SAP LLC. The site along the main highway separates traffic on it from the Brayden apartments.

More than 20 acres at 651 Red River Road just outside Rock Hill sold for $1.4 million. Lancaster Land LLC bought the property Jan. 17. The site is across from Waterford Park Drive, near where the Carolina Panthers recently bought Waterford Golf Club. The site has residential and warehouse uses. Surrounding the property is a larger tract owned by Galleria Land LLC.

Five residential parcels, an acre each, sold Jan. 7 for more than $1.3 million. The sites are in the Pecan Ridge subdivision in Fort Mill. LGI Homes SC LLC sold the lots to AH4R Properties LLC out of California.

An acre homesite at 3099 Willow Breeze Lane in Lake Wylie sold Jan. 3 for just more than $1 million. The lakefront property touches the southern bank of Concord Cove.

February

A Virginia company bought about $9 million worth of property in Rock Hill.

Ten properties sold Feb. 26 for almost $5.3 million. Essex Land Development, Inc. sold the acre sites in Rock Hill’s Timberwood subdivision to Stanley Martin Companies LLC out of Virginia. Timberwood is off Homestead Road, near the county airport. Most of the parcels are vacant, though two have residences at almost 2,500 square feet.

Stanley Martin Companies bought another 19 properties the same day for almost $3.6 million. That property, also in Timberwood, sold Essex Homes Southeast LLC. Most of those sites too are vacant.

Stanley Martin also bought property in Lancaster County. An almost $11.2 million sale Feb. 24 involves 25 home sites off Possum Hollow Road in Indian Land. All but a couple of the parcels were land only as of the sale from Essex Homes Southeast. Most of the sites are located on Linville Way or Hunts Mesa Drive.

PFII-Herlong Avenue LLC bought commercial property from Tal Rock Hill LLC on Feb. 20 for just less than $2 million. The medical park site is across from the Herlong Avenue and Constitution Boulevard intersection, near Piedmont Medical Center. The medical park there is more than 5,700 square feet.

Lancaster Land LLC bought more than an acre from Winthrop University on Feb. 3 for almost $1.5 million. The company address is the same as the Warren Norman Company. The 520 Cherry Road site is within a block also bordered by Oakland and Charlotte avenues, and Eden Terrace. Warren Norman Company applied in Rock Hill for a project there for restaurant, office and retail space.

The O’Charleys site off Dave Lyle Boulevard in Rock Hill sold from O’Charleys, Inc. to Store SPE O’Charley’s LLC on Feb. 20 for $1.4 million.

An Indian Land home on seven acres sold Feb. 11 for more than $1.1 million. The 7955 Charlotte Hwy. address has a home at more than 2,000 square feet. The site is opposite Charlotte Highway from Laurel Hill Road.

March

The Rock Hill Sports & Event Center site sold for just less than $25 million. The more than three-acre, city-owned site sold from Rock Hill Arena LLC to University Center Facilities III on March 31. Rock Hill Printing & Finishing Company once owned the site, but the city took ownership in 2011. Ownership transitioned to related entities as the city built the more than 98,000-square-foot sports site that’s already begun plan. A grand opening was set for mid-March, but was postponed due to the COVID-19 coronavirus.

The planned Carolina Panthers headquarters site in Rock Hill sold March 27 for $16.4 million. The site off I-77, between its Cherry Road and Dave Lyle Boulevard exits, is about 240 acres. GT Real Estate Holdings LLC, based out of Bank of America Stadium in Charlotte, bought from the Hutchison family.

An almost $2.6 million sale at 9612 Redstone Drive in Indian Land came March 17. Carolina Cats LLC sold the Freddy’s Frozen Custard & Steakburgers site to a trustee.

A 76-acre site on Old Hickory Road in Lancaster sold for almost $2.4 million on March 9. Lennar Carolinas bought the site

A more than three-acre hotel site at 1106 N. Anderson Road in Rock Hill sold March 26 for almost $2.3 million. Ganesh Developers LLC sold the more than 36,000-square-foot Baymont property to to RUP LLC.

The more than 205-acre Waterford Golf Club sold March 13 for almost $2.3 million. The site at 1900 Clubhouse Road now belongs to Waterford Golf Club LLC. That company is based out of Bank of America Stadium in Charlotte, as are the Carolina Panthers. Romspen Waterford LLC sold the site. The NFL team previously announced plans to buy the course in conjunction with a planned headquarters and training site move to Rock Hill.

Weston SCIP 2 LLC bought 59 acres north of Chester from 995 Old York LLC on March 2 for almost $1.8 million. The Old York and SCDOT roads sites combine for more than 450,000 square feet of industrial space.

More than 250 acres at 4602 Riverside Drive in Lancaster County sold March 12 for almost $1.4 million. The Van Wyck area property has a home on it now. B&C Land Farming LLC bought the site from Funderburk Investments LLC.

More than an acre of commercial property at 3685 Centre Circle near Fort Mill sold for $1.3 million on March 9. The property in Carolinas Point includes a 12,000-square-foot warehouse. Mcanran LLC sold the site near the North Carolina state line to BCLKK Holdings LLC.

Less than an acre at 2440 Cherry Road in Rock Hill sold March 26 for almost $1.3 million. Pizza Properties LLC sold the Pizza Hut site to BBS Real Estate Holdings LLC. That company, based in Louisiana, is affiliated with multiple Pizza Hut sites.

Encore-Doby’s Bridge LLC bought more than two acres in Fort Mill from Doby’s Bridge Investors LLC on March 19 for $1.2 million. The commercial tract sits at the corner of Fort Mill Parkway and South Dobys Bridge Road. Construction is ongoing there on several projects — a gas station, self storage among them — just beside Doby’s Bridge Elementary School.

A home in the Springfield subdivision of Fort Mill sold March 11 for $1.2 million. The home on Latimer Lane sold from one resident to another.

A quarter acre at 1751 Ebenezer Road in Rock Hill sold March 24 for more than $1.1 million. Goodwin Collision Inc. bought the almost 4,000-square-foot commercial site from PT Real Estate Development LLC. The site is near Ebenezer’s intersection with Herlong Avenue.

A home at 4750 Betty Davis Drive in Lake Wylie sold for almost $1.1 million on March 25. The more than 6,000-square-foot home sits on a cove on the lake.

A home at 651 Bonum Road in Lake Wylie sold for more than $1 million on March 31. The home sits on Mill Creek, on Lake Wylie.
