Hospital, townhomes, new car dealership and more set for U.S. 521 in Indian Land.

A hospital isn’t the only change coming to U.S. 521.

The Lancaster County planning commission has a rezoning on its April 21 agenda for property where a new MUSC hospital would go, but there are other items that could further change the backbone thoroughfare of the Indian Land panhandle.

Here are other decisions facing the commission when it meets Tuesday:

Another 67 townhomes are proposed at U.S. 521 and Walnut Creek Parkway. Plans were approved last year but never came to the planning commission for final action. The 10-acre site, on the southwest side of the intersection, is part of the larger Walnut Creek development.

The larger Walnut Creek is more than 930 acres. It was approved for more than 2,300 residences at full buildout.

A new car dealership may come to more than eight acres on U.S. 521. The property sits on the east side of the highway, north of Henry Harris Road and South of Arrowood Drive, across from Lovely Lane Methodist Church. GS Property Investments LLC applied for the project. NC Investors LLC is the listed owner. The applications lists the project as a franchised dealership, but doesn’t specify which one.

An almost three-acre property on U.S. 521 is up for rezoning to allow business use. The site is right across from Van Wyck Elementary School. Submitted plans indicate a multi-unit flex office space for small businesses. Plans are to replicate existing structures at 412 Marvin Road in Indian Land.

A vacant property on the west side of U.S. 521 has an application in to allow a minor auto repair business. The site is across from 8458 Charlotte Hwy. A submitted site plan shows drawings for an Express Oil Change in between existing office buildings.

Three other large projects impact various parts of U.S. 521. All three are ongoing to require mitigation credits due to their location in the Carolina Heelsplitter Overlay District. Almost 425,000 square feet of impervious surface come with the Widewaters project at Shelley Mullis Road. Aldi at Promenade adds a 146,000-square-foot grocery store and Crossridge Boulevard will be a new 148,000-foot road.
