Three developers want to build 410 townhomes in Indian Land.

At the request of developers Ryan Homes, NVR Inc. and ESP Associates, the Lancaster County planning commission on Tuesday will push the decision date back to Dec. 21.

The 97-acre site mostly fronts Shelley Mullis Road and touches Collins Road, surrounding The Indigo at Cross Creek apartments. The property is behind a county recreation center, QuikTrip and Sam’s Express car wash on U.S. 521.

The main piece of the property is about 80 acres. Indian Land ACT owns the property valued at nearly $3 million, according to Lancaster County land records.

While the townhome decision will be deferred until next month, the planning commission will decide Tuesday on several other projects:

Arbor Construction applied to put a 92-home subdivision on Pineview Drive, off Meadow Plaza Drive south of Lancaster. The almost 48-acre wooded site is on the north side of Pineview, between Meadow Plaza and McIlwain Road. Homes would be built by the end of 2023.

The plans show entrances off Pineview Drive and Hilton Way Road. Land planning and engineering group ESP Associates out of Fort Mill is part of the project. A Charlotte company owns the site.

Panhandle Partners asked to rezone almost 10 acres off U.S. 521 in Indian Land for a new self-storage site. The property is between Charlotte Highway and Charles Pettus Road. It’s just south of Southern Paws Animal Hospital.

Owners of 2 acres at 327 Monroe Highway asked to rezone the residential property for business use. The site is just north of Quality Drive in Lancaster. There are two small metal buildings on the property most recently used for the Big Dipper Imports business.
