Two new neighborhoods and an ice cream business could be next up in Lake Wylie
The Westport subdivision isn’t the only planned addition in Lake Wylie. Two more neighborhoods and an ice cream business may not be far behind it.
The planning commission in York County meets Monday. That group will get an updated traffic analysis on the 840-home Westport project that could start adding residences early next year. The commission will hear more plans that could add almost 200 homes.
Here’s a look at the most recent development proposals in Lake Wylie:
▪ The Vista at Lake Wylie would add 140 homes on 179 acres. MT Land applied for preliminary plat review on lakefront property at the S.C. 274 and Pole Branch Road intersection.
The property is on the west side of the highway, with Mill Creek and Lake Wylie to the south. Half of the development will be open space. About 20% of trees on the wooded property will remain. Uneven landscape in the area leading down to the lake makes the plan a cluster subdivision, where homes will be in pods in more developable space on the property.
Home lots will have access off Vista Village Road, extending off S.C. 274. Other roads include Marshwood, Pristine Lake and Confluence drives, Pictoral, Vivid Creek and Douse roads, Splash Street, Lagoon Way and Limpid Lane.
A site plan shows the main entrance aligned with Pole Branch Road. It shows paved trails and landscaped seating areas, along with four large retention ponds and eight cul-de-sacs.
▪ Fiorenza Properties applied for preliminary plat review for Avonlea at Allison Creek. The new Lake Wylie subdivision at Charlotte Highway and Daimler Boulevard would add 54 homes on 26 acres.
The property is on the northeastern portion of the Charlotte Highway and Daimler Boulevard intersection. The subdivision will add three new roadways with Nova Drive, Rosalie Circle and Lilith Drive. A site plan shows two entrances off Daimler, east of its roundabout with Charlotte Highway. The two entrances horseshoe back to a single cul-de-sac.
The site will have almost 15 acres of open space and almost 5 acres of tree save, or about 20% of the trees on the property that will remain.
▪ The owner of an almost 2-acre property at 1820 S. Paraham Road in Lake Wylie asked to rezone it to allow an ice cream machine sales and service business. The property is zoned residential now. It has a 5,000-square-foot storage building that would be part of the new business. The property is at the northern intersection of Paraham and Charlotte Highway.
