Lake Wylie zoning requests submitted, coming due
Two new rezonings are in line for Lake Wylie, as several large ones await public comment.
The latest rezoning requests have a tentative public hearing date of June 1.
One involves more than 7 acres at 5018 Windmill Lane, near the state line off Pole Branch Road. The property is zoned for small or medium density residential construction. The new zoning would be a rural development district, intended to “discourage rapid growth,” according to county code.
“It’s nothing hazardous,” said Randall Fields, who has lived there since his father bought the land in 1957. “It’s no big development.”
Fields wouldn’t discuss specifics about the rezoning, but said there won’t be new residential construction there. He plans to stay on part of the property not impacted by the rezoning.
“I wouldn’t do anything that would be detrimental,” Fields said.
The other property up for rezoning is 1.5 acres at 3039 and 3041 Hands Mill Highway, about halfway between Golden Pond Drive and Daimler Boulevard. The vacant residence is zoned as a rural development district. The new zoning would be for business and industrial, allowing for offices or institutional parks.
Owner Steve McGirt said the plan is to put a single office there. He doesn’t have a specific user, and is waiting for rezoning to move forward.
“I hope to, but we’ll see,” he said.
York County Council has nine requests – five in Lake Wylie – set for public hearing May 4.
Four of the five requests were recommended for approval April 13 by the planning commission. Those projects are: 13 acres on S.C. 557 from rural development to a residential district; 178 acres on S.C. 274 near Mill Creek for a residential subdivision; almost 3 acres at Charlotte Highway and West Liberty Hill Road for large scale business; and less than 1 acre at River Hills Marina from business to residential.
Shea Homes asked for a deferral from planning commission consideration on its 304-acre, 600-home project at S.C. 557 and Riddle Mill Road. The commission must make a recommendation before the project can reach Council.
