Steele Creek properties see wave of rezonings

Land use changes aren’t just for the Lake Wylie side of Buster Boyd Bridge. Plenty is going on in Steele Creek, too.

Here’s a look at several ongoing projects:

▪ A community meeting was held March 1 at Christ the King Lutheran Church, to discuss a rezoning of almost 4 acres at N.C. 49 between Wrights Ferry Road and Steelecroft Parkway. The property is being rezoned to allow two buildings with up to 45,000 square feet of office space and childcare uses.

MPV Properties is requesting the zoning change. The site is beside the church where the meeting was held. County planners will have their own public hearing on the plan March 21.

▪ A new phase for Horizons at Steele Creek is being planned at 10510 Steele Creek Road. Up to 48 more apartments would come on three acres there, pending a rezoning. The public hearing is March 21. The property sits at the end of Calawood Way, near the Steele Creek and Calawood intersection.

▪ BNA Homes wants to rezone almost 10 acres on N.C. 49, west of Steelecroft Parkway. A public hearing is March 21.

The change would allow up to 74 townhomes on a vacant parcel near RiverGate shopping center. Pending a separate rezoning, it also could allow for a climate controlled storage facility.

County planners recommended against the rezoning. It doesn’t fit within the Steele Creek Area Plan, according to staff reports, because of the storage facility. Staff would recommend the change on the townhome portion of the plan.

The storage unit, part of a separate rezoning also with a March 21 public hearing, would be on 4 acres. Stor-All Storage would be up to 100,000 square feet.

▪ A public hearing March 21 for 7 acres south of I-85, north of Lakebrook Road and west of Sam Wilson Road on property zoned in the Lake Wylie Watershed Protected Area.

Ridgeland Recreational Vehicles applied for the zoning change, which will allow for a Boat-N-RV dealership to open at 9204 North Lakebrook Road. The change allows for boat, RV and other sales. The site is the former Hester Forklift building.

▪ Eastgroup Properties is developing the third phase of Steele Creek Commerce Park. The almost 49-acre site sits west of Sandy Porter Road and north of I-485, along Gable Road. A rezoning for the project was approved Feb. 15.

Plans are for four buildings at up to 525,000 square feet. Included will be warehouse and office space. It won’t involve heavy manufacturing. Buildings won’t be taller than 40 feet, similar to the first two phases. The proposal is consistent with the Steele Creek Area Plan.

Closings could come as early as March.

▪ Almost 8 acres at Shopton and Dixie River roads are up for rezoning within the Lower Lake Wylie Watershed. A public hearing is April 18. Pappas Properties submitted for the change within Berewick, which would switch the property back to an original “town center” zoning.

▪ A public hearing is April 18 for 10 acres at Sam Wilson Road and West Pointe Drive, off I-85 near the northernmost part of Lake Wylie. Plans are for a Love’s Travel Plaza.

Zoning public hearings are held at 5:30 p.m. on given dates in the Meeting Chamber at the Charlotte Mecklenburg Government Center, 600 E. Fourth St.
