Planning ahead: Hotels, medical buildings could come to Fort Millm, Lake Wylie
New businesses of all types, from doughnut shops to medical facilities, are looking at York County. Here’s a look at what discussions are taking place:
▪ A former Fort Mill nursery that couldn’t become a landscaping business, could now become a veterinary hospital.
Developers met with York County planners April 7 to talk building plans and permitting for 3354 Highway 160. Formal plans haven’t been submitted. The more than six-acre property came up for rezoning earlier this year when Earth and Woods wanted to put a landscaping supply site there. Residents beside the property, which runs up against the state line, argued the plan would create too much noise and the rezoning was withdrawn.
Current zoning allows for a variety of land uses, the first listed being animal hospitals and veterinarian clinics.
▪ An office or warehouse building is being considered for Steele Creek Drive and Pleasant Road in Fort Mill. Project leaders met with county planners April 14. Lakemont Property Investors owns the 27-acre site. It would be the third building in the business park near the Pleasant Glen subdivision.
▪ An almost acre site at Charlotte Highway and Carroll Cove Road could see a national tire and auto shop. It’s part of the property where Taco Bell and Dunkin’ Donuts are coming. The tire and auto shop planners met with the county April 14.
▪ On April 21, county planners met with developers of almost 13 acres at 688 Gold Hill Road. Discussions there centered around two hotels and two medical buildings, just where Gold Hill meets Springfield Parkway east of I-77.
Planners met the same day with developers behind a 4,800-square-foot multi-tenant retail building, and auto service building, at 1940 Highway 160. The property sits between apartments and Baxter on the opposite side of the highway, up against Powell Place Road.
▪ A Dunkin’ Donuts is planned for Gold Hill Road, about halfway between Pleasant Road and I-77. A little more than an acre beside Wilson Business Parkway was sold Dec. 31. County planning staff met with developers April 21.
▪ County staff met April 28 with developers on a proposed preschool in Lake Wylie. The 1.2-acre site sits on a corner lot in Shoppes at the Landing, at Nautical Drive and Mill Pond Road.
▪ The latest phase of Habersham is underway in Fort Mill. Forestar Real Estate Group asked the county for setback variances on 11 lots at the subdivision on Meadowcroft Way, just off Coltharp Road. Known as Westhaven in 2013, Habersham was re-approved in 2014. In all, Habersham will have almost 190 single-family homes.
▪ The county planning commission recommended approval for four rezoning requests, though York County Council gets the final vote.
One involves almost an acre at 3170 Charlotte Highway in Lake Wylie, just south of its intersection with South Paraham Road. A 1,500-square-foot metal building there operated as a family-run grocery store until early 2012. The rezoning would allow for a new tenant to use the space as an office and retail outlet for an appliance and repair company.
Springland Inc. wants to rezone 37 acres of a 53-acre tract at west of S.C. 160, across from Brayden between Dave Gibson Boulevard and Len Patterson Drive. The property would go from residential to business use. The plan goes with a 1.8-acre Clear Springs rezoning beside it.
A preliminary plan shows almost 8 acres of commercial including a grocery store and two outparcel businesses along S.C. 160. Two office buildings would sit north and west of the retail toward Dave Gibson Boulevard, on about 7 acres each.
▪ Lake Wylie Partners is looking to rezone almost 5 acres at 4581 Charlotte Highway in Lake Wylie from a residential to business zoning. The property, across from the S.C. 49 and Bonum Road intersection, has a vacant home there now. A public hearing is tentatively set for Aug. 15.
