Shoppes sites inch closer to openings in Lake Wylie

Construction is underway for several Shoppes at the Landing additions, bringing more than 100,000 square feet of new commercial space.

Morningstar Mini-Storage is the largest. The company recently broke ground at 574 Nautical Drive. Morningstar applied to York County for a three-story facility at almost 87,000 square feet. Initial estimates have the building opening by fall.

Morningstar facilities are two to three stories with interior access, averaging 100 square feet per unit. The Lake Wylie location could include boat or vehicle parking, and if it does, that would be covered or screened. While Morningstar takes up a large chunk of real estate in the 52-acre Shoppes at the Landing, smaller sites are bringing in new tenants.

Cunningham Waters, Heartland Dental and Wylie Commons all are multi-tenant buildings. Cunningham Waters, at 534 Nautical Drive, will be 3,500 square feet with another 3,200 square feet of office coming later. Heartland Dental, 209 Latitude Lane, was approved for an almost 5,500-square-foot office building. Wylie Commons, 312 Bulkhead Way, is almost 9,000 square feet.

Other businesses announced in the area include Lake Wylie Pediatric Dentistry, Heartland Dental, Moe’s Southwest Grill, Sport Clips and TK Nails Spa & Waxing.

Another business coming into Shoppes at the Landing is 9Round Fitness Lake Wylie. The 30-minute kickboxing fitness center planned to open July 25 at 221 Latitude Lake, suite 104. The incoming business isn’t new construction.

"It's a 30-min workout,” said owner Julie Spitzer. “It's a training format. You're in nine different stations, nine rounds. The workout changes every day."

Spitzer owns a Gastonia location and saw a need for 9Round in Lake Wylie. She signed her first member Thursday, four days before opening the 1,400-square-foot site. Spitzer isn’t the only new business excited about prospects in Lake Wylie.

Tom Auer with SVN Percival Partners signed three businesses at Wylie Commons that front Charlotte Highway. Interest is high in the growing area, he said.

“I am in lease negotiations with a restaurant for the opposite endcap of 1,340 square feet but can't release the name yet,” he said Thursday. “After that deal, I'll only have an 1,800-square-foot bay remaining, which I am getting a lot of interest in.”
