An $85 million Rock Hill sale leads high-dollar apartment, home and storage site deals

More than a dozen York County property sales in January combined for almost $150 million. More than half of that amount comes from one sale, which extends a trend from 2021.

An apartment building sale in Rock Hill brought in $85 million. That dollar figure comes in just below what the most expensive tri-county property sale from 2021 was, an $88 million sale of the Capital Club apartments in Indian Land.

Apartment sales accounted for the four most expensive property transactions in York, Lancaster and Chester counties last year. Of the 10 largest sales, seven were apartment complexes.

More storage unit and home sales are hitting the $1 million or more mark of late. Here’s a look at what properties sold for the most in York County, for January:

The Paces River Apartments property in Rock Hill sold for $85 million. The Jan. 5 sale includes properties at 1773 and 1748 Riverchase Boulevard. More than 30 apartment, clubhouse and other buildings are included. Most of them are three-story apartment buildings opened in 1989 or 1989.

A limited liability company out of Texas bought the sites that combine for about 36 acres. Land records show they last sold for $9.6 million in 1989 and $10.2 million in 2013, prior to the recent sale.

A 216,000-square-foot commercial building in Rock Hill sold Jan. for $23.6 million. The 782 Paragon Way warehouse site is 23 acres, between I-77 and the Catawba River. Riverbend Rock Hill Properties out of Connecticut bought the site. Land records show the sale price is a more than $7 million increase from a prior sale in September of last year. Prior owners include Celanese Acetate and Greens of Rock Hill. The large building on site is a 2019 construction.

Almost 5 acres of commercial property at 5817 Charlotte Highway sold Jan. 13 for $6.8 million. Hilgard Clover of Los Angeles is the new owner. The Tractor Supply Company site in Lake Wylie has a more than 22,000-square-foot retail store and a storage shed area, both built in 2021.

Commercial property at 1175 Stonecrest Boulevard in Tega Cay sold Jan. 20 for almost $6.5 million. The almost 2-acre site has two commercial buildings at about 14,000 combined square feet. Buildings there include Model A Brewing and other food and retail sites. A Florida company is the new owner.

A more than 4,000-square-foot commercial building at 1312 Springsteen Road in Rock Hill sold Jan. 5 for $5.6 million. The more than 2-acre property is at Springsteen and South Anderson roads. Rotsen Enterprises of New York now owns it. It includes a convenience store built last year.

Almost a dozen mini warehouse and office spaces on Celanese Road and Park Avenue Extension in Rock Hill sold Jan. 10 for almost $4.4 million. Go Store It Charlotte owns the sites. Units there were built between 1977 and 1985. They combine for about 45,000 square feet. It’s at least the fourth million-dollar sale of the property since 1992, the second since 2018. They include properties at 1436, 1440 and 1450 Celanese, plus 1015 Park Avenue Ext.

Two storage unit properties on Black Highway in York sold Jan. 27 for $2.7 million. One parcel at 1017 Black Highway is 3 acres. It has 28,000 square feet of storage space. The other property is almost 3 acres. It has an almost 17,000-square-foot mini-storage site built in 1996.

More than 25 acres of vacant commercial property at 628 Red River Road in Rock Hill sold Jan. 20 for almost $2.5 million. SPG Waterford of Charlotte owns it. It’s in the Waterford Park business park.

The Mattress Firm property on Cherry Road sold Jan. 4 for more than $2 million. Charlotte-based NCSC Property Investments owns the almost 5,000-square-foot site at 2347 Cherry Road.

An Arizona-based company bought six homes on Wimbleton Woods, Sand Trap and Pelling drives, Winding Branch Road, Canopy Court and Victory Gallop Avenue from Zillow Homes Property Trust. The properties are scattered across York County. The Jan. 13 sale for more than $2 million includes homes from 1,100 to 3,000 square feet.

A separate sale between the same entities saw four homes on Makayla and Black Swan courts, Waterloo Drive and Elderberry Lane sell the same day for just less than $2 million.

A Jan. 19 sale at $1.8 million saw a Florida company purchase 25 Lake Wylie home sites on Trace Meadow Court, Wylie Falls Lane and Valita Road. Properties are in the Handsmill area, near the Lake Wylie Road peninsula.

A more than 5,000-square-foot Cove Point Lane home in Tega Cay sold Jan. 21 for $1.3 million.

A more than 2,600-square-foot Bonum Road home in Lake Wylie sold Jan. 26 for more than $1.2 million.

A 9,400-square-foot commercial property at 563 Linkwood Road in Rock Hill sold Jan. 18 for $1.1 million. The storage warehouse property is about 3 acres. Storage Solutions Real Estate Holdings is the new owner.
