Million dollar property sales approach quarter billion last month in York, Lancaster, Chester
More than 30 York, Lancaster and Chester county property sales topped $1 million each in December. The largest sales account for a combined total of more than $230 million.
They include retail sites, homes and vacant land in area primed for development. Each county had multiple sales at $1 million or more. Two sales topped the $50 million mark.
Here’s a look at last month’s biggest sales:
▪ A Fort Mill apartment complex sold Dec. 17 for almost $62 million. Fox Hunt Farms at 308 Counselors Way is more than 14 acres. It has 15 apartment or clubhouse buildings, the apartment buildings at three-stories each. They were built in 2017. A Maryland-based real estate company bought the site from FHF South Carolina LLC. The apartments are between S.C. 160 West and Pleasant Road, off Amistead Road.
The sale comes a month after another large apartment sale in Fort Mill. Sycamore Fort Mill sold in November for $58 million. In September, the Capital Club apartments in Indian Land sold for $88 million.
▪ A 21-acre commercial site in Fort Mill sold Dec. 27 for more than $59 million. The vacant property at 553 Cooper River Circle is beside the Mill House Apartments between I-77 and Gold Hill Road. MCG Charlotte Mill House District acquired the property from Mill House Owners LLC. The property fronts the interstate and a small part of Gold Hill, along with Lolly Hill Drive.
▪ Maryland-based Twin Lakes MHC LLC bought 50 acres in Fort Mill on Dec. 16 for $17.4 million. The Twin Lakes property has mobile home sites and a garage off U.S. 21 and Lakes Boulevard.
▪ Properties on North White and Massey streets in Fort Mill sold Dec. 22 for more than $16.5 million. They include the former Springs Global building, built in the early 1950s as executive offices for Springs Cotton Mills. An Atlanta company bought three downtown parcels.
▪ An almost 6-acre commercial property at 804 Brayden Parkway sold Dec. 27 for $15.2 million. Several owners bought the Fort Mill site at S.C. 160 West and Brayden. The site is in front of Brayden apartments, between homes in the subdivsion and newly developed commercial space that includes Super Chix, Capriotti’s, Duck Donuts and more.
▪ More than 2 acres of commercial property at 4318 Charlotte Highway in Lake Wylie sold Dec. 15 for $5.4 million. Brighton Park Apartments 1 LLC out of Greenville, N.C., acquired the property from Cross Development CC Lake Wylie LLC. The property is on the main S.C. 49 peninsula of Lake Wylie, east of Montgomery Road and west of the Lakepointe Ridge apartments.
▪ A 102,000-square-foot industrial site on Quality Drive in Lancaster County sold Dec. 28 for $8 million. The building on the 22-acre property was constructed in 2008. Chief Industries out of Nebraska bought the site, just east of Monroe Highway, from TSO Quality Lancaster LP.
▪ A 52-acre Lancaster County property at 3577 Chester Highway sold Dec. 16 for $5 million. A company by the same name as the address bought the site from Bowers Fibers, Inc.
▪ A neighborhood shopping center at 1157 Stonecrest Boulevard in Tega Cay sold Dec. 9 for more than $4 million. The building is almost 10,000 square feet, on more than an acre. It’s at the front of the Walmart shopping center, where Stonecrest intersects Dulaney Drive. Arch Holdings in Fort Mill bought the site from Star Estates.
▪ Three commercial properties at Ebenezer Road and Westerwood Drive in Rock Hill sold Dec. 10 for $3.2 million. Investicore Prop Co 8 out of Charlotte bought the sites from BDP Medical Properties. The site at the corner of Ebenezer and Westerwood Drive is near Fewell Park. The 108 Westerwood address includes a more than 8,000-square-foot medical office building constructed in 1967. The 118 Westerwood and 1425 Ebenezer addresses are vacant.
▪ The Sherwin-Williams Company bought property at 869 Old Richburg Road in Chester County on Dec. 2 for $3.2 million.
▪ More than 110 acres of agricultural property on Griffin Road in Lancaster County sold Dec. 20 for $3.1 million. Carolina Ventures 1 out of Las Vegas bought the site off Van Wyck and Griffin roads, near Laney Road.
▪ A more than 2,600-square-foot Bojangles site at 2381 Cherry Road in Rock Hill sold Dec. 30 for $2.2 million. Georgia-based Northrop Family Properties bought the site from Jasmine Real LLC.
▪ More than 21 acres on Highway 9 Bypass in Lancaster County sold Dec. 30 for $2.2 million. Mamco Properties of Lancaster based in Pineville, N.C., bought the site. It’s just east of Quality Drive, near Monroe Highway and Main street in Lancaster.
▪ A 63-acre property on Shelley Mullis Road in Indian Land sold Dec. 21 for $2.1 million. KB Home Palmetto bought the site from Wilson Family Trust. It’s between Charlotte Highway and Henry Harris Road.
▪ Three commercial properties with more than 11,000 combined square feet of space sold Dec. 21 for $2 million. Charjax Holdings 2 in Charlotte bought an almost 7,000-square-foot office condo, a 3,000-square-foot one and a 1,000-square-foot property from Rock Hill Gynecological and Obstetrical Associates near Ebenezer Road and Herlong Avenue, close to Piedmont Medical Center.
▪ A 65-acre farm property at 680 Kingsburry Road in Lake Wylie sold Dec. 9 for $1.7 million. Hogwarts Farm out of Florida bought the site that includes horse stables from Xavier LLC.
▪ Almost 4 acres of commercial property at 1100 Highway 55 E. in Clover sold Dec. 28 for $1.6 million. The property is at the corner of Highway 55 and Green Pond Road. It has almost 20,000 square feet of storage facilities and office space. Clover Holdings 1 LLC acquired the property from Turner Family of Clover LLC.
▪ Mon Ami KM bought the Chester Crossing property at 1841 JA Cochran Bypass in Chester County from Upstate Chester Crossing Dec. 31 for $1.6 million. The property has a 59,000-square-foot shopping center.
▪ Two properties, at 647 Annafrel St. in Rock Hill and 115 Linden St. in Clover, sold Dec. 21 for $1.5 million. Forest Ridge Builders out of Charlotte bought the sites. The Annafrel site has a home on it, built in 1930. The Linden property also has a home on it.
▪ A 3,700-square-foot home on Van Wyck Road in Lancaster County sold Dec. 1 for $1.5 million.
▪ Three Mt. Gallant Road properties in Rock Hill sold Dec. 30 for almost $1.5 million. HMG Property LLC bought them from Hogwood LLC. The properties are near where Mt. Gallant meets Rosewell Drive, not far from Celanese Road. The sites are at 2061, 2067 and 2085 Mt. Gallant.
▪ A 3,700-square-foot home on Whitley Road, between Fort Mill and Tega Cay, sold Dec. 21 for almost $1.3 million.
▪ Two Rebound Road properties in Lancaster County sold Dec. 29 for almost $1.3 million. They combine for about 84 acres, north of Rock Hill Highway and south of Old Hickory Road.
▪ Four properties in Clover sold Dec. 15 for almost $1.3 million. One is almost 16 acres of farmland. Three more are a combined 9 acres of home site property. Development Solutions Group bought the sites from Hill Gray Seven LLC. The properties are near Highway 55 East and S.C. 557, on Ole Cambridge Circle.
▪ An almost 4,000-square-foot home on Beachwood Cove Drive in Tega Cay sold Dec. 10 for almost $1.3 million.
▪ Seven downtown Rock Hill properties on East White and Highland streets sold Dec. 14 for $1.2 million. Pallet Place Holdings LLC of Rock Hill bought the sites from Arav LLC. They’re beside the Highland Park subdivision, between Main Street and the Norfolk Southern rail line.
▪ A 4,000-square-foot home on Montgomery Road in Lake Wylie sold Dec. 29 for almost $1.2 million.
▪ A commercial property at 1398 W. Main St. in Rock Hill sold Dec. 30 for $1.1 million. Ishwar Krupa LLC bought the 2,000-square-foot convenience store from Nguyen Hien.
▪ A 38-acre property at 1351 Highway 324 in Rock Hill sold Dec. 10 for $1.1 million. It has a home on it.
▪ Two Rock Hill properties at about 17 combined acres sold Dec. 30 for more than $1 million. WHDC SC Johnston Farms of Matthews, N.C., acquired the property. The site is on Anderson Road, south of Springsteen Road.
▪ A 4,400-square-foot home on Nauvasse Trail in Fort Mill sold Dec. 15 for more than $1 million.
▪ Two Dudley Drive home sites in the Massey subdivision in Fort Mill sold Dec. 22 for more than $1 million. RMHSLB out of California bought the sites from Taylor Morrison of Carolinas.
