See where the next round of homes, apartments and a food truck could go in Rock Hill
New apartments on a former school site, a new food truck where a bar will transform an old cotton warehouse and new home subdivisions are just some of the latest plans for Rock Hill.
The city planning commission met Tuesday night. Several new projects came up for key decisions toward construction. Each got its approval.
Here’s a look at some of the planned projects in Rock Hill:
▪ Timmons Group applied for a major site plan to build the Edgewood Place apartments. The site at 522 and 530 Blake Street, and 1446 Russell Street, is west of Heckle Boulevard on the north side of Russell. It’s owned by the Rock Hill School District and includes a former Edgewood Elementary School.
Plans for the property include 15 new buildings, about half each single- and two-story. There would be 216 apartment units. Plans show affordable housing, and a mix of one-, two- and three-bedroom units along with quadruplexes. An amenity center or clubhouse is proposed.
▪ Shea Homes asked to annex and rezone 14 acres to create a 59-home subdivision. The property is on Belmar Lane and Bonnybrook Circle, near Arrowood Lane. It’s beside Augusta Place and Laurel Creek. The property would combine into the Laurel Creek development.
The properties now have a home, a pond and wooded areas. Surrounding areas are residential, which include the Glenwood and Monterrey Hills subdivisions. The 14 acres would combine with a 30-acre parcel to the south to create the new homes.
▪ Everly Ridge submitted its preliminary plat for approval from the planning commission. The more than 60-acre property is on both sides of Neely Road, near Rawlsville Road. Two homes there will be removed for the new subdivision. Otherwise, the property is vacant.
Plans show 150 homes. Meritage Homes owns the property. The Sweetwater and College Downs neighborhoods are near the site, as are South Pointe High School, Saluda Trail Middle School and Oakdale Elementary School.
The planning commission approved the preliminary plat request.
▪ The commission approved a preliminary plat for a six-home subdivision at 1663 Oakdale Road. Boxwood Builders out of Indian Trail, N.C. applied to build on almost 8 acres half a mile west of Mt. Holly Road, on the north side of Oakdale. The wooded property wouldn’t add any new streets. The site borders Taylor’s Creek.
▪ Hoppin’ asked for and received an approval to allow a food truck on a regular basis at 110 Southern St. Hoppin’ will transform the former cotton warehouse in the Dave Lyle Boulevard and Oakland Avenue area into a new bar. Submitted plans show an open area facing Dave Lyle and entrances on the opposite site, and off Southern. The food truck will be near the intersection of Southern and Piano Place.
▪ Garden Street Communities applied to rezone almost 124 acres at 623 Neelys Creek Road, and parts of Oak Pond Road, to allow for new homes. That application was withdrawn by the applicant before it came to the planning commission.
