York County has had more million dollar land sales, but Lancaster and Chester went bigger

York County still had more million-dollar sales than neighboring Lancaster or Chester counties in March, but the two smaller counties came away with bigger individual deals.

Almost two dozen March sales in the tri-county area topped the $1 million mark. Combined, they made more than $107 million in sales. A former defense company building in Lancaster County led the way, followed by a commercial site in Chester County.

Here’s a look, according to county land records, at the biggest property sales for March:

A $40.5 million sale March 2 in Lancaster County involved 29 acres of industrial property at 793 Fort Mill Highway. Massachusetts-based 793 Fort Mill Acquisition and Pacer Partners bought the Indian Land site that’s been home to military defense company Defense Venture Group, Triumph-KORE Partners and others. The property includes a 375,000 square feet building.

Property at 648 Wilson St. in Chester County sold March 9 for more than $24 million. Unique USA Investments sold the property to 648 Wilson Acquisition. The property includes a more than 800,000-square-foot commercial building.

Three commercial properties on Canterbury Glen Lane in Rock Hill sold March 29 for nearly $9.6 million. The properties combine for more than 10 acres. The largest is the Clinton Family Ford auto center and dealership near I-77 and Dave Lyle Boulevard.

Records show company RHFRE based in Alpharetta, Ga., bought the property from Clinton Family Ford Lincoln Mercury Property Holdings. A little less than half the property by acreage, two of the three parcels, is undeveloped commercial property.

More than 27 acres of vacant residential property sold March 28 for almost $7.5 million. The 1314 Alexander Love Highway address is in York, across from Hunter Street Elementary School. Charlotte-based HC Fergus Crossing bought the property from South Fork Ventures.

Almost 500 acres of agricultural property in Lancaster County sold March 22 for $4 million. The 492-acre site is on Riverside Road, west of U.S. 521 and south of Van Wyck where the Indian Land panhandle broadens into the rest of Lancaster County. The northern piece of the property is at Riverside and Porter Ranch Road. Monroe, North Carolina-based Carolina Development Services bought the site.

Two Harbor Drive addresses in Indian Land sold March 22 for $1.9 million. The properties off Barberville Road include a 4,000-square-foot home built in 2020 and a 3,000-square-foot home built in 2019. A California company bought both homes from Bonterra Builders.

A 4,800-square-foot home on Calming Way in Tega Cay, within Serenity Point, sold March 16 for almost $1.7 million.

A 4,100-square-foot home on Misty Arbor Ford in Lake Wylie, near Beaverdam Creek, sold March 18 for $1.6 million.

A 3,600-square-foot home on River Oaks Road in Lake Wylie sold March 7 for $1.6 million.

A 4,300-square-foot home on Harvest Pointe Drive in the Baxter area of Fort Mill sold March 8 for $1.6 million.

More than 5 acres of property on Barberville Road in Lancaster County sold March 15 for $1.6 million. Charlotte-based companies including M3 Real Estate Group bought the Indian Land site from Barberville Investments. The property is across from Fortson Drive.

New home lots in the Baileys Run subdivision sold on March 28 for more than $1.5 million. There were 20 lots on Baileys Run and Shallowford drives in Rock Hill that sold to Fayetteville, North Carolina-based H&H Constructors.

A manufactured home site on more than 15 acres sold March 25 for $1.5 million. Charlotte-based J. Grace Properties bought the site at 1181 Our Place Dr., off Dam Road near Tega Cay. The same new owner bought almost 8 acres of residential property and 5 acres of commercial property on Dam Road the same day, for $1.4 million.

Almost 60 acres of vacant commercial property at 185 Robertson Road sold March 29 for $1.4 million. Southpointe Holdings out of Greenville bought the Rock Hill site from Restoration and Redevelopment Solutions

A more than 14,000-square-foot medical office at 175 Amendment Ave. in Rock Hill sold March 24 for $1.4 million. FC Lake City out of Rock Hill bought the property from Bank of America.

Nine Indian Land properties on Ancestry and Sumters Camp trails sold March 8 for more than $1.3 million. Homebuilder Taylor Morrison in Charlotte bought the properties from VK Covington. The properties are near the Harrisburg and Barberville roads intersection.

A 4,500-square-foot home on Horton Grove Road in Fort Mill sold March 23 for almost $1.3 million.

A 9-acre vacant commercial property at 2259 Mt. Holly Road in Rock Hill sold March 17 for $1.2 million. Company Molly 77 out of Raleigh, North Carolina bought the site. It’s where Mt. Holly crosses I-77.

A home built in 1940 and the 60 acres it sits on sold March 29 for more than $1 million. The Flat Creek Road property in Lancaster County sold from B&C Land Farming to Pinnacle Homes USA out of Indian Trail, North Carolina. The site is between Bailey and South Potter roads.
