Here’s where the latest big trucking and industrial sites could develop Rock Hill
Rock Hill could add significant industrial and trucking space off I-77.
The city planning commission meets Tuesday night. Two proposals in the same area would add distribution options, while separate plans elsewhere would bring townhomes and apartments.
Here’s a look at the items up for decision from the city:
▪ Old Dominion Freight Line applied to rezone 27 acres at 326 Interconnect Drive to add a truck terminal on the property. The site is between Interconnect and Oak Pond Road, at the northbound I-77 off ramp at Porter Road. The property is beside 27 acres and an existing building along Porter and I-77, bought by Omeli Development late last year.
The Old Dominion property is up for both annexation into Rock Hill, and rezoning. Submitted plans for the site show a 43,000-square-foot building and more than 470 parking spaces. More than half those spaces would be larger, dock or trailer size spots. Two stormwater ponds are shown to the west of the property. Access comes from two sites off Interconnect, and another off an access easement on the west side.
▪ Property off the end of Faile Road, just east of the Old Dominion site, also is up for annexation and rezoning. Strategic Capital Partners applied for those changes on 50 acres at 2707 and 2715 Faile Road. The plan is to combine that property with others in the area for development of an industrial park.
The site, north of Oak Pond and south of Firetower roads, is wooded. A concept plan was submitted for a larger industrial project, but it’s preliminary and hasn’t been through full city staff review. That concept plan shows six buildings ranging from less than 200,000 to more than 1.2 million square feet. Combined, the concept plan buildings total about 3.5 million square feet of space.
Two of the proposed buildings would front the Old Dominion property, one to its north and the other to its east.
▪ The planning commission approved preliminary plat for Cornerstone Terraces at the corner of West Main Street and Heckle Boulevard. The project comes on property annexed and rezoned last fall. The 20-acre property will have 90 townhomes. A site plan shows a dog park there. The property has access off West Main, and via an extension of Dairy Drive. Lennar Carolinas applied for the project.
▪ The owner of a third of an acre at 124 Wood St. has that property and a building on it up for rezoning to allow it to be marketed for uses like a contractor’s office or warehouse. The property fronts Wood, about halfway between Main and White streets. No specific development plan has been submitted.
▪ The Herald previously reported the planning commission will hear new plans for apartments and commercial space on West Main Street, at the former Herald newspaper site downtown.
