A big industrial site off I-77 in Fort Mill could add to Lakemont Business Park
A new industrial building may add to Lakemont Business Park in Fort Mill. Depending on whether plans for it still fit the area.
Owner Lakemont Property Investors out of Charlotte and Phelan Bennett Develoment out of Texas applied for zoning changes to allow a more than 140,000-square-foot industrial building off I-77. The building would have 30 dock doors and two offices, one on either side of the building.
The almost 16-acre site is one of the final light industrial sites in Lakemont. The 385-acre development in Fort Mill dates back about 40 years. The smaller property, lot seven, was envisioned as part of Lakemont prior to existing land use codes that could now limit what gets built there.
The applicants asked the county zoning board of appeals to more than halve the space required between the industrial site and nearest residential property. Also, to allow loading docks and road frontage together along the interstate and to change building standards.
The property is on Kings Ridge Road adjacent to the back of the state welcome center on I-77. The site dips lower than the welcome center or interstate. It includes a more than 150-foot power easement. The plan to face docks toward the interstate is designed to lessen the impact on the nearby Bailiwyck subdivision.
The application submitted for the zoning changes doesn’t mention what business or businesses would go into the new space.
