Apartments, new home sites and more among multi-million Rock Hill region land sales

York County

Apartments, new homes and investment property near I-77 make up some of the largest recent property sales in the region.

Two dozen York, Lancaster and Chester county sales in November topped the $1 million mark. Two topped $30 million. In all, those sales combine for more than $110 million in sales.

Here’s a look, according to county land records, at those large sales:

The Windsor apartments in Rock Hill sold Nov. 2 for $38.1 million. Integrity Windsor of Beverly Hills bought the nine apartment and related buildings at 521 Tenby Drive, on almost 12 acres. The buildings combine for more than 200,000 square feet of space.

Five properties at about 600 acres in Fort Mill sold Nov. 22 for almost $30.6 million. The two largest pieces, at about 300 acres each, are at 362 and 331 Fort Mill Parkway. A new company associated with Lennar Homes bought the properties from Lennar Carolinas, the company that bought them from Kanawha Farms for $42 million in 2019. The properties are on both sides of the parkway, part of the Elizabeth new home development.

Six properties on Henry Harris and Tarkill Drive in Lancaster County sold Nov. 15 for more than $9.4 million. The sites combine for more than 325 acres. Lennar Carolinas sold the sites to another entity affiliated with the same company. The properties are east of Henry Harris on the Indian Land panhandle, north of Jim Wilson Road.

Several large, connected properties sold to an owner from Indiana. The largest is an almost $4.9 million sale on Nov. 10 that involves 108 acres at 385 Interconnect Drive.

Two more properties at almost 80 combined acres sold Nov. 10 for almost $2.8 million. The 1990 and 2050 Oak Pond Road properties in Rock Hill were annexed into the city last year. WFRI sold the properties to 77 Commerce Land Investor Holdings based in Indianapolis. The properties are west of Neelys Creek Road and east of the I-77 interchange at Porter Road.

In a separate sale, a 50-acre Rock Hill area site sold Nov. 22 for $1.5 million. The Faile Road property also purchased by 77 Commerce Land Investor Holdings is in the same area. The company now owns six properties at more than 270 combined acres between Neelys Creek Road and the interstate.

Almost 2 acres at 997 E. Liberty St. in York sold Nov. 7 for $4.8 million. The almost 15,000-square-foot Walgreens pharmacy site sold to VT Chesapeake Ventures of San Francisco. The pharmacy was built in 2008.

Four Keyworth Way properties in Lancaster County sold Nov. 14 for almost $1.9 million. FR-Roseglen out of Washington, D.C., bought the Indian Land properties from Stanley Martin Homes. The properties are just north of Fort Mill Highway, west of Rosemont Drive.

A more than 6,000-square-foot Fort Mill home on River Lake Court sold Nov. 30 for more than $1.7 million. The property is on Lake Wylie, west of Dam Road and across Nivens Creek from Tega Cay.

A 43-acre residential property in Rock Hill sold Nov. 2 for $1.6 million. The Steele Village Road site includes a 6,500-square-foot home built in 1998.

A 3,000-square-foot home on Rinaldo Road in the Palm Tree Cove neighborhood of Lake Wylie sold Nov. 28 for almost $1.6 million.

A 3,800-square-foot Tega Cay home on Windjammer Drive sold Nov. 3 for $1.3 million.

Servants Heart Ranch out of Clover bought property on Lake Wylie Road on Nov. 23 for $1.3 million. Three parcels combine for about 25 acres just west of Scottish Highland Road, across Lake Wylie Road from Barclay Lane.

A 5,100-square-foot Topsail Circle home in Tega Cay sold Nov. 9 for $1.3 million.

A 5,600-square-foot home on Carnoustie Court in Indian Land sold Nov. 9 for almost $1.3 million.

The site of long-time Lake Wylie business Dock Masters Marine Construction sold Nov. 14 for $1.2 million. H&E Property out of Clover bought the 2,500-square-foot building on 2 acres at 5850 Charlotte Hwy. in Lake Wylie.

A 4,100-square-foot home on Buckland Court in Indian Land sold Nov. 4 for $1.2 million.

A more than 6-acre residential property on Lake Wylie Drive in Rock Hill sold Nov. 22 in foreclosure for almost $1.2 million. PNC Bank is the new owner.

A 3,700-square-foot home on Barron Point Road in Rock Hill sold Nov. 7 for $1.1 million. Parachute Investments bought the property on Lake Wylie.

A 4,400-square-foot home on Oxbow Court in the Masons Bend neighborhood of Fort Mill sold Nov. 4 for $1.1 million.

A vacant residential property at 5568 Arden Mill Dr. in Fort Mill sold Nov. 10 for more than $1 million.

A 2,100-square-foot Dam Road home in Fort Mill sold Nov. 29 for $1 million.

A 1,400-square-foot home on 8 acres along Nivens Park Drive in Rock Hill sold Nov. 29 for $1 million.

A 3,800-square-foot Tatton Hall Road home in Springfield, in Fort Mill, sold Nov. 14 for $1 million.
