These massive Rock Hill area land sales brought in nearly $1 billion in 2022
York, Lancaster and Chester counties saw some massive property sales in 2022 — and lots of them.
The tri-county area had more than 30 sales at $10 million or more. That number is up from 2021, when there were 21 sales at $10 million or more. In 2021, sales at the $1 million mark alone eclipsed $1.1 billion in value. Last year, sales just at the $10 million or more mark reached $907 million.
June was the only month last year that didn’t have a $10 million or more sale. July was the only other month that didn’t have multiple such sales. October, alone, had five.
The largest sales involve Rock Hill, Fort Mill, Lake Wylie and Indian Land apartment complexes as well as a Fort Mill food distribution site and an Indian Land shopping center.

Apartments, shopping center, warehouse
▪ The Paces River Apartments property in Rock Hill sold for $85 million. The Jan. 5 sale includes properties at 1773 and 1748 Riverchase Blvd. More than 30 apartment, clubhouse and other buildings are included. Most of them are three-story apartment buildings opened in 1989 or 1989.
A limited liability company out of Texas bought the sites that combine for about 36 acres. Land records show they last sold for $9.6 million in 1989 and $10.2 million in 2013, prior to the recent sale.
▪ The 102-acre US Foods property at 800 Food Service Drive in Fort Mill sold Nov. 29 for $76.4 million. BA Leasing BSC out of Maryland bought the property from Rehold Fort Mill. It includes a more than 560,000-square-foot distribution warehouse built in 1997, plus office and other construction there.
▪ Two Fort Mill properties sold Feb. 11 for $48.4 million. They include apartment properties at 2206 Magnolia Manor Lane and 912 Stockbridge Drive, at about 16 acres. The Arbors at Fort Mill sold from Plantation at Fort Mill to Triangle Arbors at Fort Mill of Gastonia, N.C. The sale includes a dozen apartment, clubhouse and other buildings.
The same buyer and seller completed a $26.4 million sale of more apartments at 2130 Reynolds Ridge Lane. More than 7 acres there include about 125,000 square feet combined.
▪ The Promenade at Carolina Reserve sale in February included two large pieces. A company affiliated with Banderra Ventures out of Dallas, Texas, bought the Promenade parcels from developer Hutton.
Almost 22 acres of Indian Land property at 7822 Charlotte Highway, the main Promenade shopping area, sold Feb. 7 for $36.9 million. It includes 13 retail sites ranging from 2,400 to almost 55,000 square feet.
More property sold the same day for $26.9 million. Two parcels at 7704 Charlotte Highway include the Chili’s restaurant and a 12,000-square-foot retail shopping center off U.S. 521, not far from Sun City. The 7716 Charlotte Highway parcel includes two retail centers at more than 11,000 square feet each. Similar included properties are at 7740, 7748 and 7756.
A separate, same-day sale between the two parties on nearby Jim Wilson Road bought an almost 9,000-square-foot auto service center for almost $3.2 million.
▪ More than 14 acres of commercial property at 2010 Cutter Point Drive in Lake Wylie sold Aug. 25 for $61.5 million. The site includes 11 buildings, all but one of them a more than 27,000-square-foot apartment building. The Marlin Bay apartments belong to Gastonia-based Southwood Marlin Bay. The units were built in 2014.
▪ A 20-acre property at 1004 Bailes Ridge Ave. in Lancaster County sold on Dec. 22 for $60.8 million. The sale includes 16 apartment and meeting hall constructions built in 2014. Indiana company Snow Tac Propco bought from S&B Charlotte Apartments. Enclave at Bailes Ridge is a four-story apartment community.
Industrial, commercial, apartments
▪ A $40.5 million sale March 2 in Lancaster County involved 29 acres of industrial property at 793 Fort Mill Highway. Massachusetts-based 793 Fort Mill Acquisition and Pacer Partners bought the Indian Land site that’s been home to military defense company Defense Venture Group, Triumph-KORE Partners and others. The property includes a 375,000 square feet building.
▪ Southwood Villas at Fort Mill, a company out of Charleston, bought an apartment complex at 1028 Chateau Crossing Drive on July 20 for $39 million. Villas at Fort Mill went up in 2017 and includes six three-story apartment buildings and a clubhouse. The site is more than 11 acres.
▪ The Windsor apartments in Rock Hill sold Nov. 2 for $38.1 million. Integrity Windsor of Beverly Hills bought the nine apartment and related buildings at 521 Tenby Drive, on almost 12 acres. The buildings combine for more than 200,000 square feet of space.
▪ Two Rock Hill commercial properties sold for $32.5 million on Aug. 26. The sites combine for about 31 acres at Waterford Park and Overlook drives, on the opposite side of Waterford Golf Club from the Catawba River. The 1800 Overview Drive site includes a more than 178,000-square-foot industrial building built in 1997. The 1778 Overview Drive site has an almost 75,000-square-foot industrial building constructed last year. BAC/Calare Rock Hill out of Massachusetts bought both sites.
▪ An 800,000-square-foot building in Chester County sold on Dec. 7 for $31.1 million. BVNLC Chester bought the 648 Wilson St. property from 648 Wilson Acquisition. The new owner is part of Unique USA Investments and Pacer Partners out of Massachusetts. The same property sold in March for more than $24 million. The site is almost 32 acres.
The property is between Government Drive and Wilson, south of JA Cochran Bypass.
New home subdivision, commercial sites
▪ Five properties at about 600 acres in Fort Mill sold Nov. 22 for almost $30.6 million. The two largest pieces, at about 300 acres each, are at 362 and 331 Fort Mill Parkway. A new company associated with Lennar Homes bought the properties from Lennar Carolinas, the company that bought them from Kanawha Farms for $42 million in 2019. The properties are on both sides of the parkway, part of the Elizabeth new home development.
▪ More than 14 acres of apartment buildings in Rock Hill sold Aug. 19 for $28.6 million. The 10 apartment buildings at 795 Patriot Parkway were built in 1998. RG Patriots Crossing out of Omaha, Nebraska bought the two-story apartment buildings and clubhouse at about 135,000 combined square feet.
▪ Property at 648 Wilson St. in Chester County sold March 9 for more than $24 million. Unique USA Investments sold the property to 648 Wilson Acquisition. The property includes a more than 800,000-square-foot commercial building.
▪ A 216,000-square-foot commercial building in Rock Hill sold Jan. for $23.6 million. The 782 Paragon Way warehouse site is 23 acres, between I-77 and the Catawba River. Riverbend Rock Hill Properties out of Connecticut bought the site. Land records show the sale price is a more than $7 million increase from a prior sale in September of last year. Prior owners include Celanese Acetate and Greens of Rock Hill. The large building on site is a 2019 construction.
▪ An Oct. 12 sale for almost $20.9 million in Lancaster County bought 33 properties. Atlantic Coast Timberlands bought the properties across the county. More than half the properties — 20 — are more than 100 acres and many of them are several hundred acres. The largest is more than 1,100 acres. Combined, they make up more than 7,500 acres.
▪ A 158-acre Lancaster County property sold Oct. 14 for almost $17 million. C4 Exchange Land Co. out of Charlotte bought the 8918 Charlotte Hwy. address in Indian Land from a family estate. There’s a home built in 1965 on the property. The site is zoned for light industrial use. It’s just east of Charlotte Highway, between Creek Bed and Lakeridge drives. The site is just north of CrossRidge.
Office, farm land, storage
▪ Almost 4 acres at 360 Kingsley Park Dr. in Fort Mill sold on May 25 for almost $16.7 million. Waitt Kingsley out of Nebraska is the owner. The site includes existing office space and parking in Kingsley.
▪ Five York County properties sold May 24 for almost $16.5 million. The residential and farm land combines for more than 340 acres. Dan Ryan Builders out of Charlotte purchased the Fort Mill properties near the intersection of Springfield Parkway and S.C. 160, just south of Fort Mill Elementary School.
▪ The former Citi Group building in Fort Mill sold Oct. 27 for $14.1 million. Two parcels combine for more than 13 acres, including the 605 Munn Road address that has the 165,000-square-foot office building.
The property is across Munn Road from Bob Jones Stadium at Fort Mill High School. The opposite side of the property fronts I-77. The smaller piece of property associated with the sale, at almost 2 acres, is between the interstate and St. Philip Neri Catholic Church.
A company affiliated with Texas-based Argentic Services Co. bought the office building site. It’s listed as a foreclosure. Land records show the most recent prior sale of the property as a 2007 transaction for more than $34 million.
▪ A nearly 120,000-square-foot storage facility between Fort Mill and Tega Cay sold April 25 for $13 million. The 881 Gold Hill Road property built in 2016 sold from ABI Better Boxes Fort Mill to a company affiliated with Simply Self Storage of Orlando, Florida. The site is west of I-77, near the intersection of Gold Hill and Pleasant roads.
▪ The Super Walmart site in York sold to Michigan-based Agree Eastern. An almost 152,000-square-foot commercial property built in 1998, on close to 18 acres, sold April 5 for $12.8 million. The property at 970 E. Liberty St. is west of Moss Justice Center, and east of downtown York.
▪ Storage unit property at the former K-Mart site in Rock Hill sold Oct. 27 for $12.5 million. Go Store It out of Charlotte bought the more than 86,000-square-foot storage warehouse space on more than 5 acres at 1077 N. Anderson Road. The sale is more than double the most recent sale three years ago, at $5.5 million.
Hotel, senior living, theater
▪ The avid hotel in Fort Mill near Carowinds sold Sept. 12 for $12.5 million. Maya Mooresville bought the five-story, more than 46,000-square-foot hotel, which was built last year, from Kismet Fort Mill. The 2-acre property is beside and once was part of the McDonald’s property on Carowinds Blvd., just south of the North Carolina line at I-77.
▪ VTR HC Riverwalk of Chicago bought the HarborChase of Riverwalk property in Rock Hill on Sept. 15 for more than $11.5 million. The two-story senior residence facility built in 2019 sits on almost 6 acres at 749 Dunkins Ferry Road. The facility is more than 79,000 square feet.
▪ Almost 5 acres at 600 Greenway Industrial Dr. in Fort Mill sold April 27 for $11 million. The site includes a more than 100,000-square-foot distribution warehouse in the Lakemont area near Carowinds Blvd. and Pleasant Road. YFO Exchange of Fort Mill bought the site for almost twice what prior owner 600 Greenway LLC paid in a 2020 sale. The site has been pieced out since it was part of a larger property that sold in 2014 for more than $53 million.
▪ A Rock Hill movie theater sold April 22 for $10.8 million. The 1935 Cinema Dr. property on almost 14 acres includes the nearly 60,000-square-foot Manchester Cinemas. California-based Ramar Property bought the site from Lyle Cinemas. The theater was built in 2000.
▪ The 102,000-square-foot mini-storage warehouse at 982 Constitution Blvd. in Rock Hill sold Oct. 6 for $10.7 million. Charlotte-based CRM Legion Storage bought the four-story building site.
▪ A more than 12-acre property at 4101 Celanese Road in Rock Hill sold on Dec. 9 for $10.2 million. The Aspen-area site is across Celanese from the airport in Rock Hill.
A company affiliated with New York-based Zurich Alternative Asset Management bought the site that changed hands between Reformed Theological Seminary and the Rock Hill Economic Development Corporation in 2019, then to TKC Southwood two years later. The property includes an almost 67,000-square-foot industrial building added last year.
▪ Grahamcap Commerce of Birmingham, Ala., bought the 120,000-square-foot warehouse at 2690 Commerce Dr. in Rock Hill. The Sept. 23 sale for $10 million includes almost 8 acres. An industrial building sits near the intersection of Galleria Blvd. and Red River Road, just east of I-77.
