Here’s the latest on the new Costco coming to Indian Land, and what will join it
A Lancaster County zoning change is in to allow a new Costco in Indian Land.
The county planning commission will hear the case May 16. The zoning proposal would then go to Lancaster County Council for public hearing and final approval. The decision involves 28 acres for a Costco retail warehouse store and gas station.
It’s part of the The Exchange at Indian Land, not far from Ballantyne in Mecklenburg County. The Costco piece is located at 8918 Charlotte Highway, south of Possum Hollow Road. The larger Exchange project is 130 acres approved two years ago for Crosland Southeast to put more than 700 townhomes or apartments along with the commercial space.
Costco would be in the front part of the development, along U.S. 521. The developer and county decided against rezoning the full 130 acres for business, leaving the 28 acres as light industrial due to a lack of such space in the county. But leaving it that way causes zoning issues with the gas station and a tire service area in Costco.
The existing development agreement allows for 105,000 square feet of commercial space in The Exchange, which includes the Costco site. The developer has several amendments to county zoning code it requests along with the rezoning, to make the Costco project happen. They involve parking, wall sign and other regulation issues.
Costco is a warehouse retailer with a wide range of items and groceries in more than 800 locations worldwide. The nearest sites to the planned Indian Land one are in Charlotte, Matthews and Mooresville, North Carolina. Costco has three South Carolina sites, one each in Spartanburg, Columbia and Greenville.
