The latest plans are in for that new Harris Teeter on Fort Mill Parkway — with changes

Plans are in for the new and long-awaited Harris Teeter shopping center on Fort Mill Parkway.

Harris Teeter Properties applied to rezone more than 15 acres of vacant property off Mary Hinson Court and North Dobys Bridge Road, between Dobys Bridge Park and Fort Mill Parkway. Those two parcels would combine with others along the bypass to create a 47-acre retail area anchored by the grocery store with almost a dozen more commercial spaces.

The town planning commission will review details for Catawba Ridge Market on Tuesday night. That group will make a recommendation for or against rezoning before a final decision by Fort Mill Town Council. Council is tentatively set to hold a public hearing Nov. 13 and a final decision Nov. 27.

The Harris Teeter has been a long time coming in the area. News of it predates major projects in that area from Catawba Ridge High School to new residential construction at the Elizabeth neighborhood that will bring more than 1,600 homes, townhomes and apartments. Grass has grown nearly waist-high around the sign announcing the grocery store is coming soon. Harris Teeter bought the majority of the property from Hinson family members for more than $4 million in late 2015.

Several traffic studies have been done on the site. The most recent update from 2019 was based on a 74,000-square-foot grocery store, 14 gas pumps, a more than 41,000-square-foot shopping center, 92 townhomes, a 30,000-square-foot medical office building and two fast food restaurants at a combined 7,500 square feet. That study anticipated completion of all parts by 2024.

Representatives from the developer, town and traffic study consultant met Oct. 9 to discuss a new update given considerable growth in that area even since 2019. The new study will be based on a 2026 completion date.

It will include a 61,000-square-foot Harris Teeter with 14-pump fuel center, two strip retail areas at almost 27,000 combined square feet, a 10,000-square-foot animal hospital or vet clinic, a 1,900-square-foot drive-thru bank, two drive-thru fast food restaurants at about 4,600 square feet each and a 4,000-square-foot high turnover sit-down restaurant.

A submitted plan shows the Harris Teeter with nine outparcel lots and about 18,000 square feet of retail opposite the parking lot from the grocery store. The ends of South Dobys Bridge and Whites roads on Fort Mill Parkway would be extended across the highway into the Harris Teeter property as entrances. Another entrance would be located off Noth Dobys Bridge Road via a private road, where Mary Hinson Court is.

The full Catawba Ridge Market property extends from the White Grove and Nims Village neighborhoods to the parkway, and from North Dobys Bridge Road past the student parking entrance at Catawba Ridge High School.
