One buyer nabbed the Rock Hill region’s three priciest property sales for August

A Tennessee company bought more than $30 million worth of senior care or former hospital space in York and Lancaster counties last month.

Among more than 30 Rock Hill region property sales to hit the $1 million or more mark in August, the three most expensive ones went to that same Tennessee buyer.

Most of the other high-dollar deals involve homes. Some were home sales, and others prepped property for new home construction.

Here’s a look, according to county land records, at the most expensive August property sales in the area:

National HealthCare Corporation of Murfreesboro, Tennessee, bought the White Oak of Rock Hill property on Aug. 2 for $15.4 million. The 4.6-acre property at Ebenezer Road and Hillcrest Avenue includes a 40,000-square-foot convalescent hospital built in 1972, and an almost 16,000-square-foot retirement community built in 2011.

White Oak Manor sold the property. Parent company White Oak Management also has sites in York, Lancaster and Charlotte. White Oak in Rock Hill has more than 140 beds.

According to its website, National HealthCare runs or partners with 80 nursing facilities, 26 assisted living communities, 34 home care agencies, 30 hospice sites, nine independent living facilities and three behavioral health hospitals.

National HealthCare also bought the White Oak Manor property in York on Aug. 2 for $9.8 million. The two-parcel sale of more than 2 acres at 111 S. Congress St. includes two buildings at about 67,000 square feet combined.

Formerly the Divine Saviour Hospital, the larger of the two buildings was constructed in 1940. The smaller was built in 1962. White Oak Manor, a 109-bed nursing center and rehabilitation hospital, bought the site in 1991.

The medical facility is near the York County Government Center, across Jefferson Street from a proposed downtown hotel.

National HealthCare also bought the 35-acre commercial property in Lancaster County on Aug. 1 for $7.1 million. White Oak Manor sold that 45,000-square-foot medical site at 253 Craig Manor Road, built in 1991, between Charlotte and Monroe highways.

Homebuilder Lennar bought more residential lots for its Elizabeth neighborhood in Fort Mill. The $3 million sale on Aug. 7 involved 19 lots, mainly on Copper Path Drive near the Catawba River. There were a few on Bowie Stone Court, Lookout Shoals Drive or Turkey Roost Road. When complete, the Elizabeth area on Fort Mill Parkway will have about 1,300 homes or apartments.

Robert R Rossi Realty Holding in Lancaster bought a more than 10,000-square-foot warehouse at 9088 Northfield Drive on Aug. 16 for $2.6 million. South Atlantic Environmental sold the Indian Land property, just west of U.S. 521 or Charlotte Highway. The warehouse on more than 2 acres was built in 2003. It’s across from the Lancaster County convenience center and recycling area.

Florida-based Adam Homes bought 25 residential lots to build the third phase of Lauren Pines in Clover. The properties east of S.C. 161 are on Autumn Cherry and Willow Grove lanes, Silver Birch Road and Ellery Court. Adam Homes bought the property from HBC Construction on Aug. 8 for $2.2 million.

The Melrose Pyrotechnic site in Chester County sold Aug. 19 for $1.5 million. The Nido Group sold the fireworks manufacturing site at 4652 Catawba River Road to East Coast Properties. The 118-acre site has six buildings at almost 30,000 combined square feet.

Indian Land company Saviria bought three older Fort Mill homes in a growing residential area for $1.1 million. The three homes sit on S.C. 160 East, beside the Food Lion shopping center an Mimosa Lane. The property is just south of the big land clearing on Springfield Parkway where Dan Ryan Builders has plans for about 500 new senior homes.

The homes were built in 1969 or 1970. Saviria also owns about 160 acres in Fort Mill between South Dobys Bridge Road and the Catawba River. Saviria shares a mailing address with the Rizzo’s Spaghetti House property on U.S. 521 in Lancaster County.

Almost 2 acres at 1081 Fort Mill Hwy. in Indian Land sold Aug. 22 for $1 million. A Charlotte company bought the 22,300-square-foot warehouse across from Barberville Road, less than half a mile east of the York County line. It was built in 1978.

York and Lancaster counties had 22 home sales that topped the $1 million mark. Three — one each in Lake Wylie, Tega Cay, Indian Land — hit $2 million or more. An almost $2.4 million Blue River Road home in Lake Wylie was the most expensive.
