Priciest home sale around Rock Hill wasn’t for the usual suspects but in a tiny town
The most expensive home sale in October across the three-county Rock Hill region was a 1,600-square-foot house built more than 70 years ago in Sharon. Throwing more than 470 acres into the deal will do that for a sales price.
The home and acreage that sold for $2.3 million is one of nearly three dozen property sales in York and Lancaster counties topped the $1 million mark last month.
Among the other most expensive deals were a manufacturing site, a gym, auto service sites and that Sharon home on Wilson Chapel Road. Creeks run through wide open spaces in the small, western York County community there.
Fort Mill and Lake Wylie still had the most million-dollar home sales. Here’s a look at all the seven-figure deals in the region, according to county land records:
▪ York and Lancaster County had 21 homes sales at $1 million or more. Two homes topped $2 million, led by the Sharon home on Wilson Chapel Road. A Bayberry Place home in Lake Wylie also sold for $2 million. Use the map below for information on all the home sales.
▪ A 70,000-square-foot manufacturing site in Fort Mill sold Oct. 14 for $7.5 million. The 148 Flint Hill Road property is nearly 6 acres, just off U.S. 21 before that road becomes Carowinds Boulevard. Cregger Capital Investments in Irmo bought the site that’s been home to a fencing company. Cregger Company is a wholesale distributor of plumbing, electrical and HVAC products, according to the company website.
▪ The LA Fitness at 725 Arden Lane in Rock Hill sold Oct. 8 for $7.4 million. A company based in Baltimore bought the 35,000-square-foot fitness center that was built in 2015 off Herlong Avenue. The more than 5-acre property sold in 2017 for $9.6 million.
▪ An East Liberty Street commercial property in York sold Oct. 9 for $4.8 million. Charlotte-based Driven Brands bought more than one acre across from the Lowe’s home improvement store shopping center. Driven Brands works with companies in the automotive industry like Meineke, Maaco, CARSTAR and Take 5 Oil Change. Signs up at the 1109 E. Liberty St. property point to another company brand, a Take 5 Car Wash.
▪ The former furniture store at 2260 Cherry Road in Rock Hill sold Oct. 3 for $4 million. The 2-acre property has a nearly 24,000-square-foot retail building on it, near where Cherry Road intersects Anderson Road. A welding school sold the property two years ago for $3 million. The new owner, G&C Enterprises, is based in Medina, Ohio.
▪ A 286-acre timber property in Lancaster County sold Oct. 15 for $2.6 million. Circle S Ranch out of Monroe, North Carolina, bought the property on George Carnes Road. It’s on the eastern side of the county, on its northern border with Union County in North Carolina. The property is north of Camp Creek Road, about a mile west of Chesterfield County.
▪ A Florida-based company bought four buildings at 112 N. Garrison Road from Self Storage of Rock Hill. They combine for more than 30,000 square feet of storage space on nearly 3 acres. The Oct. 8 sale was for $2.1 million.
▪ Lennar Carolinas bought 20 more properties to continue the Elizabeth new home subdivision in Fort Mill. The Oct. 14 sale for $2.7 million includes lots on Otter Perch Lane, Copper Path Drive and Bowie Stone Court.
▪ Stonecrest Meadows in Clover bought the next 33 residential lots for the York new home subdivision of the same name. The Oct. 23 sale for $2.1 million involves property on Meadowcrest Drive, plus Durazno and Deerstone lanes.
▪ The Riverview medical office condos in Fort Mill sold Oct. 22 for $1.7 million. OMS Properties in Fort Mill bought the nearly 4,500-square-foot space constructed in 2007 at 200 River Crossing Drive. The property is just off the Interstate 77 exit at Sutton Road.
▪ Properties at 225 and 245 Hwy. 274 in Lake Wylie sold Oct. 9 for $1.3 million. Two parcels combine for almost 5 acres. They’re outparcels of the Walmart shopping center, between Pep Boys and Mill Creek. Driven Brands, the same automotive work company that bought the East Liberty Street property in York, is the owner of the Lake Wylie sites.
▪ Copper Builders purchased five lots, and now has six total, off Holbrook Road in Fort Mill for a new residential subdivision. The property is just east of the Holbrook intersection with Fort Mill Parkway, and backs up to the Massey subdivision. The five lots combine for about 12 acres. Copper Builders bought the latest properties Oct. 3 for $1.3 million.
▪ Oregon-based Nuveen Natural Capital bought five agricultural properties in the western York County for $1.2 million. The combine for 340 acres. The largest property is 200 acres at River and Cheyenne roads listed as the Boyce tract.
▪ Atlanta-based Forestar Real Estate Group bought nearly 14 acres of commercial property in Lancaster on Oct. 1 for $1.2 million. The 2081 Charlotte Hwy. property has a mobile home on it. It’s between a large subdivision and the highway, north of Montgomery Road. Forestar also owns two parcels at 101 acres just across Charlotte Highway.
