Rock Hill region shatters record again for million-dollar home sales. Here’s what stood out
Boat docks, private beaches and pools led to another record year for high-end home sales across the Rock Hill region.
York, Lancaster and Chester counties saw 185 homes sales last year at $1 million or more. That’s 50 more sales than in 2023, which had been the most for any year on record, making for a 37% increase in such sales.
What’s more, there were 16 sales last year at $2 million or more, double the prior 2023 high mark.
The nearly $250 million in sales just for Rock Hill region homes in the seven-figure price range last year is only part of the equation for pricey property. Add in million-dollar deals for sections of new subdivisions or large vacant residential properties, and the total is nearly $390 million. That figure doesn’t include apartment building deals.
So, what did buyers get for all of those purchases? Here’s a look at the most expensive home sales and the property features that made them happen:
Rock Hill region $2M home sales
▪ The region’s most expensive home sale last year was a September deal for a home in the 2000 block of Bessbrook Road in Fort Mill. The $3.4 million lakefront home is more than 6,900 square feet. Bessbrook, only accessible through North Carolina, leads to a small cove on Lake Wylie that’s across from the main peninsula of Tega Cay.
Sale listings prior to the deal described a private beach, boat and personal watercraft docks, two primary suites, two full kitchens, a safe room, movie room and other features on more than 2 acres. The five-bedroom home with two levels and a basement has 22 total rooms.
▪ In early November, the home in the 1800 block of Marthas Vineyard in Lake Wylie sold for $3.3 million. The four-bedroom, five-bath home built three years ago is more than 5,600 square feet. Sale listings for the waterfront home describe lake views throughout the property. There’s a gourmet kitchen and an outdoor one, a saltwater pool and spa, a sandy beach and a private dock. The 20-room, three-story home even has three laundry rooms.
▪ A nearly 6,400-square-foot Lake Wylie home in the 5200 block of Mallard Point Drive sold in January for $3 million. The two-story home with a basement along Beaverdam Creek has a wine cellar, boat dock and vanishing edge pool that looks out on the lake.
The home was listed at four bedrooms and four-and-a-half baths. It has nearly 15,000 square feet of space counting outdoor living areas. Built in 2016, the home is beside one once owned by former Carolina Panthers head coach Frank Reich.
▪ A River Hills home on Sunrise Point Lane in Lake Wylie sold in mid-July for $2.8 million. The nearly 7,000-square-foot home was built in 2008. It’s one home in from the point of a large peninsula, with both the front and back of the home facing the lake. Sales listings show a five-bedroom, five-and-a-half bathroom home with a boat dock, family room, game room and exercise room. It’s two stories with a basement.
▪ A Lake Wylie home in the 200 block of Blue River Road in Lake Wylie sold in August for $2.4 million. It’s more than 7,700 square feet, and was built in 2008. Sale listings for the custom five-bedroom, three-and-a-half bathroom home on nearly 5 acres shows a pool, wooded lot and both indoor and outdoor living space. The home also had investment potential. The home sold in August 2023 for more than $2 million, too. A year and a week later, it sold for $270,000 more.
▪ The year’s final sale to top $2 million came in early December, when a house in the 2100 block of Lometa Road in Lake Wylie sold for $2.4 million. The 5,300-square-foot home on Big Allison Creek was built in 2019. Sale listings show a boat dock and personal watercraft lifts, a freshwater pool near the lake and windows throughout overlooking water. The home has five bedrooms and six bathrooms.

▪ $2 million, 500 block of Tirzah Road, York
▪ $2 million, 500 block of Joslin Pointe Lane, Rock Hill
▪ $2 million, 7000 block of Barrington Ridge Dr., Indian Land
▪ $2 million, 1000 block of Bayberry Place, Lake Wylie
Large residential properties sell
Other high-dollar residential property sales came not from expensive homes, but on large open spaces. The region had 23 sales of residential acreage that hit the million-dollar mark. They combined for $58.2 million.
Those sales covered 1,515 acres.
In October, an Oregon company bought 340 acres off River and Cheyenne roads in western York County for the biggest sale by land area. Charlotte builder Esquare Homes had the next biggest by area, with 210 acres in Lancaster County along Chaffee Road, Michaw Street, Marion Street and Hudson Street in June.
New subdivisions create property sales
When builders create large subdivisions, it’s common for a cluster of home lots to come through as one sale just before construction begins. New neighborhoods like Elizabeth in Fort Mill and Fergus Crossing in York did it multiple times last year.
There were 25 multi-lot sales like that last year combining for $79.6 million. Those sales involved 703 home lots.
LGI Homes bought property in Chester County for the Knights Bridge subdivision in June for $8.4 million. An overall $9.5 million purchase that month involved more than 70 lots.
The next largest multi-lot sale for new homes was a December deal for $8.3 million. KB Home Palmetto bought79 parcels for the Bellina subdivision in York.
