Million-dollar home sales in Rock Hill region shattered another record
High-end Rock Hill region home sales continue to shatter records. Out of three dozen million-dollar home sales in May, five of them surpassed $2 million.
The most $2 million or more sales in a single month was three. That happened three times in the York, Lancaster and Chester county area, most recently in August of last year. There were 16 total sales at $2 million or more last year, double the number from 2023.
Large May sales weren’t confined to homes. Shopping centers, office space and even a former town hall all sold for $1 million or more across the three counties.
Here’s a look, according to county land records, at those deals:
Million-dollar home sales around Rock Hill
Three May home sales were more expensive than any other ones in the first quarter of the year.
A $2.9 million home between York and Sharon had the highest sales price since November. The 4,000-square-foot home on Mission Road came with 83 acres.
A 5,000-square-foot Fort Mill home on Harvest Pointe Drive, near Tega Cay, sold for $2.8 million. A 4,500-square-foot Anchorage Lane home in Tega Cay was next at $2.5 million, followed by another Harvest Pointe Drive home at $2.3 million. Lake Wylie added a $2.1 million sale on Misty Arbor Ford.

Shopping center, land sales in the region
▪ New York City shopping center management company ShopOne bought the Food Lion shopping center at Mount Gallant Road and Fieldcrest Circle in Rock Hill. The property is just off Celanese Road. The $12.2 million sale on May 6 includes two parcels at more than 9 acres.
One has the nearly 55,000-square-foot grocery store shopping center that was built in 2009. The smaller parcel has a 5,200-square-foot retail building and shopping center access from Celanese. Several businesses are alongside Food Lion in the sold properties, including Rock Hill Bagels & Deli and Dollar General.
▪ A Plano, Texas, company bought a 165,000-square-foot Fort Mill office building on May 9 for $5.3 million. The sale includes about 14 acres with the building and frontage along Interstate 77. The office building at 605 Munn Road is between the interstate and Fort Mill High School. It was built in 2005.
▪ Grand Oak Development in Marvin, North Carolina, bought more than 112 acres of timber property in Lancaster County on May 1 for $5 million. The 2991 Vance Baker Road site is east of Henry Harris Road in Indian Land, near the North Carolina state line.
▪ Pennsylvania-based CenterSquare Investment Management bought the nearly 12,000-square-foot Gold Hill Commerce Park retail building at 870 Gold Hill Road on May 9 for $4.7 million. The property at Gold Hill and Pleasant Road in Fort Mill, built in 2015, is fully occupied with companies like Marco’s Pizza, Urgent Vet, Select Physical Therapy and Allen Tate Realty.
▪ The town of Fort Mill completed the sale of its long-time town hall on May 5. The Herald reported David Martin Law Group would buy the 111 Academy St. property, a deal finalized this month for $3.2 million. The town moved its municipal and police operations to former Springs Global buildings on North White Street.
▪ More than 7 acres of western York County farm land sold May 1 for $2.9 million. The 357 Invitation Lane property is a flag-shaped piece between Mission and Sierra roads. It has a small frontage along Sierra. Private owners bought the site.
▪ An Illinois company bought nearly 6 acres in Rock Hill on May 23 for $2.6 million. The 400 Bryant Boulevard property backs up to the Rock Hill-York County Airport runway. The MacDermid Envio Solutions property makes wastewater treatment supplies. MacDermid Envio was recently sold to California-based RK Fabrication.
▪ Homebuilder Taylor Morrison bought 11 home lots in Indian Land on May 28 for $1.9 million. The Indigo Branch and Sugar Creek roads sites are part of a subdivision off Harrisburg and Sugar Creek roads.
▪ An Oklahoma company bought 350 acres in Heath Springs on May 2 for $1.7 million. The company shares an address with Ary Land Co. The two properties in the deal are on Fork Hill and Pleasant roads.
▪ The daycare building at 3070 Pleasant Road in Fort Mill sold for $1.5 million on May 30. The 5,000-square-foot facility built in 1996 went from one Fort Mill-based owner to another.
▪ A York dental company bought about 5 acres in Lake Wylie on May 29 for $1.1 million. It’s off Charlotte Highway and Catamount Drive, just north of the Five Points intersection. The site is listed as vacant commercial property.
