Over 700 homes, apartments and townhomes are pitched for Lancaster County

Lancaster County planners have decisions to make on nearly 700 new homes, townhomes and apartments.

The county Planning Commission meets Aug. 19. That agenda hasn’t been posted yet, but it’ll likely have more than half a dozen residential projects for consideration. Some of the applications are updated requests that were deferred or denied, while others are new.

Here’s a look at the latest round of residential projects proposed in Lancaster County:

Stock Lane apartments, townhomes

A Charlotte company that owns the site and developer R. Joe Harris & Associates applied to build 144 apartments and 96 townhomes in Indian Land. The more than 54-acre property is just south of Fort Mill Highway, or S.C. 160, at the end of Stock Lane.

The site is just east of the York and Lancaster county line. The three-story apartment buildings will have 12 units each. They’ll be one- and two-bedroom apartments, according to information subitted to the Lancaster County.

The Charlotte owner bought the property for $1.6 million in 2017, according to county land records.

Edgewater townhomes in Lancaster

True Homes and Monroe, North Carolina-based B&C Landholdings applied to build 155 townhomes on more than 30 acres in Lancaster. It’s part of the ninth phase of Edgewater, beside Fishing Creek Reservoir and the Chester County line. The latest phase is on the northern part of the development.

Riverside Manor subdivision

Coulston Development and B&C Land Farming re-applied to put a new home subdivision at 4602 Riverside Road. The county Planning Commission denied a similar request in June for 133 lots on more than 250 acres near Van Wyck. Traffic, school impact, availability of fire service and lots size were issues earlier this summer.

The number of homes hasn’t changed in the new plan.

Arbor Meadows homes

AM Group Landholdings out of Charlotte submitted a development agreement proposal for Arbor Meadows. The subdivision would add 92 homes on more than 47 acres.

Arbor Meadows would be south of Lancaster, north of Pineview Drive near its intersection with McIlwain Road.

The property has gone by several names, including Kennon Heights and Palmetto Pointe. The county approved a development agreement three years ago, but the company behind the plan never acquired the site. The county then terminated that agreement.

AM Group Landholdings bought the property last year for $1.3 million.

The latest proposal shows 92 homes being built in two years. Submitted plans show an extension of Hallman Road through the middle of the property, with homes on both sides of it. There’s also a connection to Pineview.

Silverton homes in Indian Land

Broadstreet Homes applied to build a 44-home community called Silverton off Silver Run Road. The 25-acre project, formerly called Silver Run, has been deferred multiple times by county planners. The county sent letters in March and July stating the project needed to provide more information on items like lot lines or impact fee payments.

Most of the proposed homes are on one long, straight road on the arrow-shaped property, according to the application. The Indian Land site is about halfway between U.S. 521 and Barberville Road.

McClaren subdivision

Waxhaw, North Carolina-based Howard Properties submitted plans to build a 32-home subdivision off Henry Harris Road in Indian Land. The 49-acre site is listed as McClaren. Homebuilder Shea Homes and developer R. Joe Harris & Associates are part of the project.

The site is just east of Ansley Park, with two entrances off Henry Harris. It’s just south of Ravenwood Drive. The property wraps around a home that isn’t included in the plan.

The property hasn’t been sold in more than two decades, according to county land records.

Fox Lane property

A Lancaster property owner applied to rezone land beside 454 Fox Lane to match it with surrounding sites. The property owner has six parcels that combine for about 3 acres.

Some of the property backs up to a large pond on Starcliff Circle. The rezoning doesn’t list plans for the site, but the requested change allows for more dense residential construction than what the property could have now.
