Lancaster County could see nearly 1,100 new homes on over 1,000 combined acres

More than 1,000 acres of undeveloped Lancaster County property could be cleared to add nearly 1,100 homes.

The Lancaster County Planning Commission saw several large projects at a workshop last week that are likely to come up for votes on Sept. 16. Most of them, including a more than 500-home proposal east of Charlotte Highway, are new projects for the Commission to review.

Here’s a look at the proposals:

Meritage Homes site off U.S. 521

The Charlotte office of homebuilder Meritage Homes applied to build 578 homes on 356 acres east of U.S. 521. The Lancaster site is east of the new Roselyn neighborhood, and stretches to Activity Road. It’s north of Lewis McAteer Road.

A company affiliated with Charlotte developer MPV Properties owns the site.

The portion for homes is about 341 acres. Another 15 acres would be donated for a new school. That school property is between the new home construction and commercial development planned along Charlotte Highway, or U.S. 521.

A neighborhood meeting with more details on the plan is scheduled for 6 p.m. on Aug. 25, at the Springdale Recreation Complex in Lancaster.

Riverside by Covepoint Development Group

Mooresville, North Carolina-based developer Covepoint Development Group submitted plans to build a project called Riverside on nearly 500 acres just south of the Lancaster County panhandle. A site plan shows 230 homes.

The subdivision at the intersection of Riverside and Porter Branch roads has more than a dozen cul-de-sacs, with homes winding around streams.

New home lots are all an acre or larger, according to documents submitted to the county. Construction would leave a 50-foot buffer along Mill Creek and Waxhaw Creek, with a 30-foot buffer along Foster Branch and unnamed tributaries.

Carolina Development Services out of Monroe, North Carolina, owns the property about halfway between Rock Hill Highway and the Roselyn subdivision in Lancaster.

Whitehall phase two by Pinnacle Homes

Fort Mill developer Coulston Development and Monroe, North Carolina, builder Pinnacle Homes appled to rezone 60 acres for a new subdivision. The property is immediately south of the Whitehall neighborhood off Flat Creek Road.

Documents show plans for 98 homes. There are two road connections from the existing neighborhood on Foxmeade and Thames courts, according to a sketch plan. Homes would be built by 2028, according to a submitted traffic impact analysis.

Arbor Meadows and Shadow Moss

Two projects the county Planning Commission already saw in recent months are back for more review.

Shadow Moss would add 98 homes on 52 acres off Hilldale Drive, north of Flat Creek Road. That project needs a preliminary plat approval from county planners.

And Arbor Meadows would add 92 homes on more than 47 acres south of Lancaster, near Pineview Drive and McIlwain Road. There’s a development agreement proposed to the county to make that subdivision happen.
