Custard, cabinets and church pavilion. Plus townhomes and more pitched in York County
☆Editor’s note: These proposed projects are in the planning stage and may depend on county council or other approvals. Some or all of these plans may never make it out of the planning stage.
A church pavilion, cabinets and custard are on the table, along with new townhomes and commercial sites.
Here’s a look at the latest round of potential developments in York County, as brought to county planners:
▪ There is talk of extending a road off in the busy area of Carowinds Boulevard at I-77. A road extension of Foothills Way has come up among county planners and property owners Lakemont Property Investors. That company owns an almost 29-acre parcel off Foothills, bought from PNC Bank last October for $800,000. Foothills connects off of Carowinds Boulevard, and then makes a circle.
Foothills runs through the middle of the Lakemont property.
▪ A new frozen custard shop could join the Baxter area. County planners met to discuss upfit work for a site at 1642 Hwy. 160 in the commercial center off of Carolina Place, just across from Baxter.
▪ Final approvals are being sought for new townhomes in Lake Wylie. Ivy Ridge is located in the Bonum Road area. There are two townhome projects there, Ivy Ridge and Village at Ivy Ridge. They will combine for 92 units on about 90 acres.
▪ Catawba Village townhomes also are up for final approvals. Pulte Homes bought nine acres off Altura Road, near Fort Mill, last fall for $1.7 million.
▪ Grace Presbyterian Church near Tega Cay may be getting a new pavilion. The church is located at Stockbridge Drive and S.C. 160 W. County staff met with church leaders July 5 to discuss permitting for the project.
▪ Earth & Woods may be adding a cabinet shop. The local landscaping company is located at 187 Sutton Road in the Fort Mill area. The company specializes in landscaping and gardening supplies and service. It sits on more than two acres in a largely residential area. A meeting with county planners took place July 12, followed by a discussion a week later about landscaping work there.
▪ York County is still working through permit approval for a new county convenience center, where residents can drop off trash and recycling, at 2093 and 2101 Fort Mill Parkway. The county has been working toward a new site since 2016 when it lost a long-time location on Tom Hall Street. Property there was sold for redevelopment. The county has a temporary site up on the parkway now, not far from where a permanent one is planned.
▪ An industrial building is being discussed on almost 19 acres at Timberline Court. The site, zoned for industrial use, is off Park Place Road and just a little closer to York than it is Rock Hill. RR Partners owns the site.
▪ A convenience store is proposed on almost four acres at 6091 Old York Road. Johnson Properties acquired the site in March, about halfway between Rock Hill and York along the Norfolk and Southern railway. There is a building on the property, which is zoned for light industrial use.
▪ More Gateway Storage units may be on the way. The company is discussing permitting for additions to the storage site there, on two acres at 1870 Baskins Road near Rock Hill. The property is in a bubble of county land largely surrounded by Rock Hill city limits. Baskins crosses through the property, which is just off Dave Lyle Boulevard.
▪ The county is discussing drainage issues for property at 930 Retail Drive near Fort Mill, off U.S. 21. MSC Carolinas out of Matthews, N.C. owns more than three acres there.
▪ A building renovation, which would require permitting, is in discussion for 2661 Old Nation Road near Fort Mill.
