Here’s where homeowners are getting the most value in York County, home sales show

Fort Mill, Tega Cay and Lake Wylie home sales have been strong for several years. However, new data shows another city is leading them all in one key market metric.

Home sales for the past year show Rock Hill made the biggest gains in the county for median and average sales price growth, according to Canopy Realtor Association. The average sales price for a Rock Hill home last year was up 6.1% from 2018. That’s more than twice the year-to-year growth in Fort Mill, Tega Cay or Lake Wylie.

The median sales price growth of 9.4% in Rock Hill also topped the area. The median price is the point where half of sales prices sit above it, half fall below it.

Over the entire year, more than 50,000 home sold for an almost 6% increase in the 16-county greater Charlotte region include York, Lancaster and Chester counties, according to the association.

“I’s truly turned out to be a record-breaking year of sales,” said Canopy president John Kindbom. “With the phenomenal activity we saw during the month of December, it looks like the spring market has started early.”

Homes in Tega Cay and Fort Mill all topped $300,000 in average sales price. The Lake Wylie area in both Carolinas was almost $400,000. All those figures top Charlotte and the region as a whole.

Lake Wylie, Tega Cay and York County also saw year-to-year change in the number of closed sales at more than 10%. The larger region registered 5.9% growth.

Home sales in York County and Indian Land, which contributes to Lancaster County figures, have been strong for the past several years, according to U.S. Census Bureau data. Population growth in Fort Mill and nearby are well above regional and national figures.

Rock Hill’s population has grown 12% since the 2010 census. Fort Mill is up 72% and Tega Cay up 40% in the last decade.

Across the region, new listings and the average number of days a property sat on the market went largely unchanged from 2018 to 2019.
