Galleria, KMart, a school, homes. How almost 2,000 tri-county acres changed hands.

December proved to be a busy shopping season for land developers.

York, Lancaster and Chester counties each had land sales at $1 million or more. Combined, there were 18 such December sales for a total of more than $150 million. Those sales involve almost 2,000 acres of existing construction or potential development for homes, commercial and industrial space.

Here’s where property changed hands:

Nailed It LP and W.P. Carey out of New York City bought the Black & Decker distribution site at 4041 Pleasant Road in Fort Mill for $56.4 million. The Dec. 27 sale involves 42 acres on the state line. Part of the site is on Choate Circle in Charlotte, part of it in York County. B&D Distribution, Inc. sold the site.

Lancaster County records show Lennar Carolinas bought 10 properties about halfway between Lancaster and Van Wyck on Dec. 10 for almost $25 million. Together, the properties total almost 1,500 acres.

The largest of the properties is a 569-acre parcel west of U.S. 521. Other parcels in the sale touch the highway.

Lennar has several projects in the area, where in 2018 plans were announced for new construction on scale with Ballantyne in the Charlotte area. The company had 2,000 or more homes in the pipeline there.

Lennar bought the property in December from Lancaster Land LLC.

Two more parcels on Henry Harris Road in Lancaster County sold Dec. 10 for more than $3.3 million. One site is 106 acres of land. The other is just more than three acres with a mobile home. Lennar Carolinas bought the properties from Henry Harris Road Lancaster LLC and a family trust. The properties run from Henry Harris back to Skylark Road, north of the intersection with Jim Wilson Road.

Lennar bought still more property on Dec. 16. The company bought almost 72 acres with a mobile home on it at 7724 Henry Harris for almost $2.2 million. Yet another Lennar sale involves almost $1.3 million for property on Henry Harris. Lennar bought almost 56 acres adjacent to the $3.3 million sale site from Wallace Indian Land LLC on Dec. 16.

On Dec. 12, Lennar bought 75 acres of agricultural land in the same area for $1.9 million.

Commercial property at Len Patterson Road near Tega Cay sold Dec. 27 for almost $15 million. Two parcels, at 2373 and 2351 Len Patterson, sold from EF 160 Fort Mill LLC to Lakes at Woodmont Apartments, LLC out of Columbus, Ohio. The site is off S.C. 160 between its Len Patterson and Dave Gibson Boulevard intersections.

The Rock Hill Galleria mall sold Dec. 13 for $11 million. County records show the almost 56-acre site now belongs to Galleria Rock Hill LLC based in Rock Hill, a company with the same listed address as the Warran Norman Company. That company sold land for the mall decades ago and has been involved in numerous development sites surrounding it. The property sold from Boto SC Properties LLC based in Dallas, Texas.

The Riverwalk Academy site on Mt. Gallant Road in Rock Hill sold Dec. 5 for more than $9.9 million. The site is almost 21 acres at 5718 Mt. Gallant Road. The school address is 5750 Mt. Gallant Road.

New York City-based RM Riverwalk Acad SC LLC bought the site, county records show, from Education Capital Solutions based in Kansas City.

Part of the former KMart site in Rock Hill sold. More than five acres of commercial property at 2302 Cherry Road sold Dec. 16 for $5.5 million. CR Storage Rock Hill LLC based in Charlotte bought the property from MCG Rock Hill LLC and VCP Rock Hill Storage LLC. Prior stated plans for development of the larger KMart site include self-storage, retail and restaurant uses.

Almost two acres of commercial property on S.C. 160 West sold Dec. 2 for almost $4.2 million. Piedmont/Metrolina Fund #21 LLC in Mooresville, N.C. bought the site from Piedmont Development of Fort Mill & Fort Myers LLC out of Lincolnton, N.C.

The 2690 Hwy. 160 West address sits right in front of the Fieldstone at Waterstone townhome community, across the main highway from Tega Cay city limits. The site is across the highway from an entrance to the Cameron Creek neighborhood.

County records show LGI Homes out of The Woodlands, Texas bought property on Cape Fear St. in Fort Mill for $3.8 million. The property is part of the Pecan Ridge subdivision. The Dec. 4 sale is a transfer of property already owned by LGI Homes.

Four commercial properties on Celanese and Ebinport roads in Rock Hill sold for $2.8 million. Lancaster Land LLC bought the sites from Ebinport Market LLC on Dec. 18. Three of the parcels sit west of the Celanese and Ebinport intersection, a fourth and smaller piece to the east. The property sits between the Swan Meadows and Yorktowne Village subdivisions. The sold, vacant properties combine for almost 11 acres.

Krantz Realty of SC LLC bought the Springs Katherine Plant in Chester County for $2.7 million. Springs Global sold the site Dec. 13. The 75-acre site at 1444 Lancaster Hwy. sits east of Chester, just north of the Chester Golf Club. The county economic development site lists the almost 630,000-square-foot plant on a combined 132 acres.

The convenience store at Heckle Boulevard and Cherry Road sold Dec. 26 for $1.5 million. Heckle Properties LLC based in Rock Hill bought the site from Piedmont Petroleum Properties.

Two land parcels near the Gold Hill Road and BW Thomas Drive intersection in Tega Cay sold Dec. 26 for $1.45 million. One piece, at about a third of an acre, fronts Gold Hill and leads back to the larger 1.6-acre parcel. The properties are just northeast of the River Falls subdivision, across Gold Hill from Tega Cay Elementary School.

2120 Gold Hill Road LLC and 22150 Gold Hill Road LLC, both with the same Rock Hill address, bought the parcels at those those addresses from J&S Real Estate Holdings LLC.

Three parcels at 153 West End St. in Chester County sold Dec. 2 for $1.1 million. Soar Enterprises LLC bought them from Madora Management LLC out of Tega Cay.

The site includes the Carriage Hills apartments in Chester. They include more than 32,000 square feet of combined space.

Greymorr Real Estate LLC out of Omaha, NE bought property in Manchester Village from PetVet Doghouse LLC on Dec. 26 for just more than $1 million. The 760 Addison Avenue, suite 102 address is south of Dave Lyle Boulevard, west of I-77.
