Here’s where the next round of new townhomes, and more, is planned for Indian Land.
Another 110 Indian Land townhomes could be approved along U.S. 521.
The Somerset Townhomes project comes to the Lancaster County planning commission when the group meets Feb. 18. The plan involves 110 townhomes on almost 30 acres. It’s part of the Ansley Park planned development.
Mattamy Homes applied for the subdivision plan. The 9052 Charlotte Highway address is on the eastern side of the highway between its intersections at Bridgemill Drive and Possum Hollow Road.
Submitted plats show a new access, De Vere Drive, off the main highway not far from and opposite Bridgemill. Townhomes start on De Vere and continue on Amalia Place and Heathcliff Trail along with cul-de-sac roads Darcey Way and Munstead Place.
Plans show at least two retention ponds and water and sewer connections. Six Mile Creek runs on the back side of the property, behind the townhomes on Munstead. The plan shows trails and open space, including a large tree save area central to the site.
The project will require left and right turn lanes from De Vere on the main highway, along with a southbound left turn lane from that highway.
The larger Ansley Park master plan includes more than 190 acres. It’s a mix of residential and commercial development. Allowable uses there include up to 30 acres of commercial, retail or office use and up to 440 residences. Ansley Park stretches from U.S. 521 to Henry Harris Road.
Unlike many decisions where the planning commission makes a recommendation to Lancaster County Council, on plat approvals like the one Feb. 18 the planning commission makes the final call.
