Here are the latest dozen million dollar land sales in York and Lancaster counties.
Whether it’s coronavirus or market swings, the past two months haven’t seen the typical large land sales York, Lancaster and Chester counties have come to expect.
County records show there have been 12 April and May sales in the tri-county at $1 million or more. Those sales combine for almost $19 million.
One large sale isn’t included in those figures. County records do list the more than $16 million sale of property for the Carolina Panthers headquarters site off I-77 as an April 1 transaction, though it wrapped up in late March.
The sales that seem to continue are expensive homes, particularly in the Fort Mill and Lake Wylie areas. Four of the dozen sales were homes sold by private owners. The first two days of June had two more such sales. What lacks since the Panthers purchase this spring are the large commercial or industrial sales.
The first three months of 2020 brought more than $90 million in land sales. In April 2019, York County alone had more than $58 million in sales just from million-dollar or more transactions. May 2019 brought another $54 million.
Those massive sales can fluctuate. A $40 million or so sale can skew a given month up compared to others. Yet the slower pace this April and May could be attributed at least somewhat to COVID-19 social distancing.
When the Rock Hill Economic Development Corporation met in early May, there was discussion of state partnership on drones and virtual tours of business park sites.
“Nobody is traveling, so we don’t have anyone visiting our sites,” Rick Norwood, city industrial recruitment director, told the group at its virtual meeting in May.
Here are the sales that were completed in April an May in the tri-county area:
April sales
▪ Almost eight acres in Lancaster County sold April 22 for just less than $3.6 million. The 10121 Harrisburg Road property in Indian Land sold from CR Avondale LLC to ML Avondale LLC. The property has a home on it, built in 1967. It’s near the intersection of Harrisburg and Calvin Hall Road.
▪ A 593-acre site on Ember Lane sold April 7 for $1.8 million. The South Carolina Department of Natural Resources bought the Heath Springs site from The Conservation Fund. The property is near the southwestern tip of Lancaster County.
▪ Almost two acres at 1055 S. Anderson Road in Rock Hill sold April 1 for $1.45 million. JKS Management LLC out of Charlotte bought the 1,800-square-foot Taco Bell site from Woodford Holdings-RH LLC. The site is beside an off ramp of I-77 at Anderson.
▪ An acre home site at 743 Mendenhall Court sold April 17 for $1.3 million. The more than 10,000-square-foot Springfield home in Fort Mill was built in 2007.
▪ An acre home at 5265 Mallard Point Drive sold for a little more than $1 million. The April 23 sale in Lake Wylie is a 5,500-square-foot lakefront on the Lake Wylie Road peninsula. The home was built in 2003.
May sales
▪ Two parcels on Pleasant Plains and Mustardseed roads sold May 22 for $1.8 million. They combine for almost 625 acres. The Hill Plantation LLC bought the Kershaw property in Lancaster County from Haile Gold Mine. The properties sit on either side of Fork Hill Road.
▪ Two acres at 2410 Flat Creek Road in Lancaster County sold May 5 for more than $1.5 million. 2410 Flat Creek DG LLC bought the site from CDP Lancaster LLC. The site is at Flat Creek and Community Lane east of Lancaster.
▪ A home at 902 Harvest Pointe Drive sold May 11 for almost $1.5 million. The 15,000-square-foot Baxter area home near Fort Mill was built in in 2011. The cul-de-sac lot isn’t far from the Catawba River.
▪ A home at 312 Montmorenci Xing sold for $1.3 million on May 13. The 8,700-square-foot Springfield home in Fort Mill was built in 2009.
▪ A 25-acre site at 2609 Hands Mill Hwy. sold May 11 for $1.2 million. Camp CC LLC bought the Lake Wylie property from Hornet’s Nest Girl Scout Council. The lakefront site is toward the upper reach of Allison Creek.
▪ Two parcels at a combined 140 acres in Lancaster County sold for $1.1 million. The May 1 sale includes a 7,300-square-foot home built in 1994, plus land. The site is off Fork Hill Road in Heath Springs.
▪ Lancaster Land LLC bought two vacant commercial parcels from Bi-Lo LLC on May 29 for a little more than $1 million. They combine for about 28 acres at 1624 Heckle Boulevard, near Heckle’s intersection with Herlong Avenue.
Lancaster Land is based off Celanese Road in Rock Hill. It’s listed address is the same as the Warren Norman Company.
