Could this groundbreaking grow into the next Indian Land corporate headquarters?

A new 120,000-square-foot office building is the newest coming attraction in CrossRidge Center.

Groundbreaking of a new spec building earlier this month adds to the 190-acre campus that already includes the coming Indian Land YMCA and additional corporate space. The 120,000-square-foot office building, CrossRidge One, could become a corporate headquarters or campus. It should be complete by the end of 2021.

“CrossRidge Center is already exceeding our expectations,” CrossRidge Development Corporation COO Ben Cerullo said in a release Tuesday on the groundbreaking. “The beauty, the tenants and the corporate and retail space will serve this region for decades to come.”

CrossRidge is off U.S. 521 in Indian Land, between its intersections with Dobys Bridge Road and S.C. 160. It’s focal point is the 78,000-square-foot YMCA set for completion in September. There is a separate 32,000-square-foot conference and event center, and outparcel space in the larger development.

Groundbreaking in May 2019 for the YMCA site brought dignitaries from throughout Lancaster County and beyond.

“What they have created here is quality,” U.S. Rep. Ralph Norman said at that event. “I’m a developer. And what they have created here is the quality that will attract so many other businesses. I mean, who wouldn’t like to be here?”

CrossRidge is located in the high-growth Indian Land area, which has residential and business growth to match any area in the region. Despite the business impact of the COVID-19 pandemic that led to record unemployment in the area, there is reason to believe CrossRidge One will find its market.

“The new shell spaces within CrossRidge One will provide a clean slate for tenants, allowing them to make safe layout and workplace density decisions from the beginning, rather than undertake expensive renovations of an existing environment,” Cline said.

Lancaster County economic development office data shows the county grew from 1,176 businesses in 2011 to 1,462 businesses in 2018. The county now employs more than 26,000 people. The county and Indian Land in particular are home to several corporate headquarters facilities, like Red Ventures, Sharonview Federal Credit Union and Keer America.
