A $58 million sale in Fort Mill tops the list of recent York, Lancaster county deals
The latest $115 million in large land sales in York and Lancaster counties includes new public gathering space, apartments, retail sites and more.
County land records show more than a dozen property sales at $1 million or more in November. The largest comes in at $58 million. Sales span Rock Hill, Fort Mill, Lake Wylie, Indian Land and other spots.
Here are the largest sales:
▪ A Fort Mill apartment site sold Nov. 19 for $58 million. The 30-acre site at 1527 Paddock Club Lane sold from BVF-IV Fort Mill LLC to California-based Sycamore at Fort Mill Corp. The site has gone by several names. Sycamore Fort Mill is the latest.
The sale includes 11 three-story apartment buildings, a clubhouse and common area. The apartments were constructed in 2012. The property sold for $34 million in 2018 and for $28 million in 2013.
▪ The Cherry Grove apartments in Rock Hill sold Nov. 15 for $11.7 million. The almost 8-acre property includes 16 apartments and a laundromat. Nebraska-based FAH Cherry Grove LLC bought the property from Cherry Grove Apartments LLC. The site is near Deas Street and Hargett Park.
▪ A more than 275,000-square-foot facility at 577 Cel-River Road in Rock Hill sold Nov. 16 for $8.9 million. LIT Industrial Limited Partnership out of Dallas bought the 33-acre site and warehouse facility from River Park at 77 LLC. The building was constructed last year.
▪ Commercial property at 140 Sutton Ridge Lane in Fort Mill sold Nov. 22 for almost $8.6 million. Michigan-based Agree SB LLC bought the more than 7-acre site from Fort Mill Investments LLC. The property has two retail sites with auto service garages. The 2018 construction combines for more than 5,000 square feet.
▪ Belleview Square properties in Rock Hill sold for almost $6 million on Nov. 18. Florida-based Belleview Square Associates bought the sites at 1409 and 1377 E. Main St. One property is 5 acres, the other 4 acres. The larger site is vacant. The smaller one has more than 78,000 square feet of retail shopping space.
▪ Three Sonic Drive-In sites sold Nov. 3 for almost $4.8 million. The commercial properties combine for almost 4 acres. Texas-based D.L. Rogers Corp. bought the sites at 1560 Alexander Love Hwy. in York, 3039 Hwy. 160 W. in Tega Cay and 1648 Celanese Road in Rock Hill from SCREP LLC.
▪ York County, through a special tax district in Lake Wylie, bought the more than 65-acre Van Every property at 5649 Hwy. 557. The $4.3 million sale will create a public space for event, hiking and festivals at a prominent home that’s been vacant for a decade.
While it doesn’t yet appear in county records, the county announced another recent purchase from tax district money. The county bought the well-known goat farm at 3972 Hands Mill Hwy. for $1.4 million. That site could host a farmers market and other community events.
▪ An 8-acre property in York sold Nov. 18 for $1.5 million. The 1198 Garvin Road address includes a home and farm property, north of McConnells.
▪ Six more York County homes sold in November for more than $1 million each. Combined, the sales total almost $7.3 million. All the homes are between 3,000 and 5,000 square feet. The sales involve two homes on Country Overlook Drive in Fort Mill and one each on Medora Lane in Fort Mill, Palmyra Drive in Tega Cay, Frontier Way in Rock Hill and Montgomery Road in Lake Wylie.
▪ Two Lancaster County homes sold in November for more than $1 million each. One on Chippenham Avenue home is more than 4,000 square feet, just off Jim Wilson Road in the Indian Land panhandle. It was built in 2019 and sold Nov. 5. One on Longbrooke Court sold Nov. 29. It was built in 2018 and is more than 4,000 square feet.
