Indian Land spot considered for hundreds of new homes, commercial space and more
Hundreds more Lancaster County homes and townhomes are planned, many of them in the same part of Indian Land.
Jim Wilson Road Ventures scheduled a meeting with a Lancaster County Council committee to discuss a 228-acre property on the north side of Jim Wilson Road. The property abuts the North Carolina line. It’s next to the Charlotte Rifle and Pistol Club in Union County, N.C.
The developer asked to meet for comments on project viability. Potential uses include 293 homes, a 300-room independent living facility, a 216,000-square-foot self-storage facility, another 150,000 square feet of office space, an amenity center and park space.
That committee meeting isn’t at the official approval stage yet projects typically go through, which involves a county planning commission approval or recommendation to Council. Other projects will come to the planning commission when that group meets Dec. 21. Including one just opposite Jim Wilson Road.
They include:
▪ Ryan Homes and two other companies submitted plans to build new townhomes in Indian Land. The more than 96-acre site between Collins and Shelley Mullis roads would get 410 units.
The townhomes would be part of a larger 411-acre property approved for development in 2008, then again in 2012. The Indigo at Cross Creek apartments are already there. The townhome portion would sit between the YMCA at CrossRidge, Queensbridge subdivision, the Shelly Woods subdivision and commercial properties along U.S. 521, or Charlotte Highway.
The larger property approved more than a decade ago has 300 apartments and 249 homes built. The current townhome plan, shown as Creek Water Townhomes in submitted plans, would build out the remaining residential portion of the project. It also includes commercial properties yet to be built. Allowed are up to 150,000 square feet of hospital, medical institutional living or office space and up to 750,000 square feet of flex, office or retail space.
▪ Kenneland Park and Realty Advisory Corporation applied to rezone more than 90 acres on the south side of Jim Wilson Road in Indian Land to allow a 141-home subdivision. The property fronts Jim Wilson between the Bent Creek and Walnut Creek subdivisions, near Henry Harris Road.
According to the application, properties across Jim Wilson are being purchased for likely, similar development. Plans show two access points into the property up for rezoning and three potential park or amenity areas.
▪ Taylor Morrison applied to change plans for The Preserve at Barber Rock by transferring an acre to McCarthy Development. The acre is part of open space separated from the main project by a stream. The change won’t impact the number of lots or other parts of the Preserve development.
