$2M Lake Wylie homes, Fort Mill businesses top Rock Hill region’s latest big sales

A pair of $2 million homes, restaurants and revitalized business parks rank among the most expensive property sales in the Rock Hill region last month.

July saw 16 homes in the region sell for $1 million or more. More than a dozen non-home sales include the Lucky Duck spot in Baxter and former Wells Fargo buildings in Fort Mill. Those sales also add sites for more homes to be built.

Here are details on all the $1 million or more sales from July, according to land records from York, Lancaster and Chester counties:

Fort Mill, Indian Land, Lake Wylie, Tega Cay, Rock Hill and Lancaster all had homes sell for seven figures. A nearly $2.8 million sale in Lake Wylie is the second highest this year in the three-county region. It’s on Sunrise Point in the River Hills subdivision.

Another home, in Fort Mill’s Springfield subdivision off S.C. 160, also sold for more than $2 million. It’s the fifth most expensive home sale in the region this year, among seven total to hit at least $2 million.

Florida commercial real estate company Foundry Commercial bought the former Wells Fargo Home Mortgage buildings in Fort Mill. The $7.9 million sale on July 3 includes two 16-acre parcels just east of Interstate 77 near the state line, in the Lakemont East business park. It includes several Stateview Boulevard addresses.

In February, The Herald reported Foundry Commercial applied for a rezoning there as part of a plan to demolish two office buildings and build about 460,000 square feet of warehouse space. That construction would be about 33% larger than the two office buildings.

Homebuilder Lennar bought more than two dozen lots in the Elizabeth neighborhood in Fort Mill on July 12 for $7.7 million. The properties are on Hillside and Turkey Roost roads, Box Turtle Drive, Monument Point Circle and Virginia Trail Court.

A Pennsylvania company bought the former Caraustar Industrial site in Rock Hill on July 23 for $5.5 million. Private investment and development company Prime Rock Energy Capital purchased the almost 9-acre McDow Industrial Park and has it listed online for a tenant. The site is being renovated and features about 135,000 square feet of industrial space.

Prime Rock also bought almost 7 acres beside the site for $40,000. The online listing notes the property has up to 5 acres of outdoor storage. The main industrial space undergoing renovation was built in 1998.

A year ago, industrial packaging company Greif filed a WARN report with the state workforce department listing plans to close the Caraustar facility it acquired in 2018. That closing cut about 90 jobs.

The Planet Fitness at 238 Latitude Lane in Lake Wylie sold July 23 for $4.8 million. The almost 23,000-square-foot fitness center was built last year, on almost 3 acres just off S.C. 49. Agree Realty Corp. in Michigan is the new owner.

Jekyll & Hyde Taphouse And Grill in Belmont, N.C., bought the former Lucky Duck restaurant site in Baxter on July 25 for $2.7 million. The Herald previously reported Jekyll & Hyde will open its first South Carolina at the Fort Mill site, expected this fall or winter.

The Chili’s restaurant in Indian Land sold July 17 for $2.3 million. A Florida company bought the 2-acre Promenade at Carolina Reserve site. The 4,200-square-foot restaurant site was built in 2019.

An almost 50-acre commercial property in Lancaster County sold July 15 for more than $2 million. Van Wyck Property Investors based in Charlotte bought a 4,500-square-foot office on Brick Yard Drive, built in 1978, from Hickory Hills Smoked Products. The building belonged to Boral Bricks prior. The property is zoned for heavy industrial use.

Gallant Investments and B&B Land Partners in California bought more than 350 acres on Daystar Road in Lancaster County. The July 30 sale for $1.8 million includes timber property south of the Union County, North Carolina, line west of U.S. 522.

Eleven Lancaster County properties on Baker Creek Avenue and Sugar Creek Road sold July 22 for $1.6 million. Homebuilder Taylor Morrison bought the home lots as part of a new home subdivision off Harrisburg Road.

Two Monroe, North Carolina, companies bought 147 acres on Bethel Boat Landing Road in Lancaster County for $1.2 million. The July 15 sale involves property just east of the Chester County line and Fishing Creek Reservoir.

Six acres of commercial property at 424 Mt. Phillips St. in Rock Hill sold July 26 for $1.1 million. The site has three buildings at about 10,000 square feet of combined space. Daro Holdings in Rock Hill is the new owner.

Four apartment properties at 1502 Holly Hill St. in Lancaster sold July 15 for almost $1.1 million. The mid-1980s constructions now belong to a Charlotte company, three months after they were sold for $910,000.

Robert Mitchell Wickham bought 237 acres in Chester County from York Pathology Associates. The July 23 sale at almost $1.1 million is for property between Peden Bridge and Pleasant Grove roads, between Interstate 77 and Chester.
