Here’s where the next round of new York County homes and townhomes may go
A large project in York accounts for more than 400 new homes, while smaller projects in Fort Mill and elsewhere could shape their areas of the county.
The county planning commission meets April 11. One project on that agenda is much larger than the rest, though county planners sees issues with it.
Here’s information on the items up for consideration:
▪ The owners of 155 acres at 975 McAfee Court in York asked to rezone the site to create a 409-lot manufactured home community. The mostly wooded property fronts York Highway. McAfee Court runs through the middle of the property and has about 60 mobile homes.
The property is owned by a company in Tega Cay. The applicant is a company in Pineville, N.C. The application lays out why the homes would work in that area.
“With the greater Charlotte and York County housing supply levels at an all-time low, there is no new affordable housing in the York County area under ($300,000),” reads the application. “This project would fill a much needed gap in housing opportunities within the York County community.”
County planning staff recommends against the plan. York County Council has final say, after the planning commission recommendation. Scale and density aren’t compatible with the area, per county staff, given neighboring areas are acre or more lots. It also would require extension of utilities by more than a mile.
▪ Tri Pointe Homes applied to rezone almost 11 acres at 1876 Coltharp Road in Fort Mill. Three land parcels there would become a 48-unit townhome development. County planning staff recommends against the plan, since land use documents call for employment in that area or development to serve large employers in the I-77 corridor like Shutterfly.
The mostly flat property is either wooded or pasture. A site plan for the property near Forest Hill Church shows three cul-de-sacs and several amenity areas, with connections to nearby properties.
▪ The owner of more than 80 acres at 2763 Kingsburry Road in Clover is up for rezoning to allow two homes on the property.
▪ An 8-acre property at 1125 Green Pond Road in Clover is up for rezoning to transition a metal storage building into a residence.
▪ A 2-acre property at 3350 Terrys Road in Fort Mill is up for rezoning. CPB Properties applied for the rezoning to allow a 5,400-square-foot warehouse to store material for a Christmas decorating business.
▪ Less than 2 acres at 2744 Meadow Road in Clover are up for rezoning to light industrial, to allow a new septic field and driveway for redevelopment of an existing building.
