New Fort Mill townhomes, a Rock Hill school and more await York County decisions
New townhomes at a former Fort Mill baseball site, continued work at a new school site and other proposed development await county approvals -- if they’re going to happen.
The York County planning commission and zoning appeals board have several large projects to consider.
Here’s a look at the applications:
▪ Tri Point Homes out Charlotte applied for a county variance to allow a new townhome project near the former Knights Stadium in Fort Mill. The more than 32-acre site is along Deerfield Drive, south of Springfield Parkway. It’s adjacent to Roundpoint Mortgage and Daimler Trucks, in opposite directions.
The property is part of a previously approved planned development at 356 acres. That plan mixing residential and non-residential uses allows 264 to 300 new residences. The variance would allow changes in buffer areas on the site. County staff recommends against the variance, which still would allow the larger townhome project but could change plans for the current 32-acre site.
The Tri Point proposal is listed in county documents as Grahym at Southbridge. A submitted sketch plan shows more than 100 townhomes, split almost evenly on opposite sides of a stream at the center of the property. The county zoning appeals board hears the case March 9.
▪ York Preparatory Academy asked for an appeal for needed approvals to build a second campus. In mid-2021, the public charter school applied to build on Mt. Holly Road near Pinetuck Lane. The 21-acre site that included part of the former Pinetuck Golf Club would become a two-story K-8 school with gym. School officials and supporters in months since describe the site as an addition to serve a long waiting list of potential students.
For almost two years, the project applied for but hasn’t received final approvals based on information county staff says is lacking. Water and sewer easements, tree issues and road plans have delayed the project. The appeal references a county decision not to fully approve plans, from December. A more recent decision followed in January.
An attorney for the school, in the appeal application, states a denied grading permit for the school threatens its ability to open in the fall of 2024.
▪ LotSales, Inc. applied for plat review to build Mimosa Farms just southwest of York. Almost 94 acres at S.C. 49 and Sharon Road would have just 10 lots in the new subdivision. Each lot will be at least six acres. The area is largely agricultural and part of the site is a former tree farm.
The company sold 134 acres on Sharon Road last month to a Charlotte company for almost $1.3 million.
▪ Taylor Horry Properties wants to rezone four properties at almost 13 combined acres in Fort Mill to keep a trucking business. The properties are on S.C. 51 and Flint Hill Road. Rezoning comes after complaints that land was cleared for an non-permitted land use. The trucking company runs out of two buildings now and two parcels were cleared.
