New Costco site, pricey homes among $130 million in Rock Hill region December land deals

A huge Indian Land industrial site, property for a new Costco store, several Rock Hill manufacturing buildings and more than a dozen high-end homes led a busy month for area land deals in December.

More than three dozen property sales in York, Lancaster or Chester counties went for at least $1 million. Combined, they accounted for $130 million in sales. The largest deal was a $45-million manufacturing site and showroom off Fort Mill Highway in Indian Land.

Here’s a look at the most expensive sales for December:

Million-dollar home sales

York and Lancaster counties had 14 homes sell in December for $1 million or more. They span from Lancaster to York, Lake Wylie and Indian Land.

A 5,300-square-foot Lake Wylie home on Lometa Road was the most expensive at nearly $2.4 million. Fort Mill, Lake Wylie, Lancaster and York each had three homes hit the $1 million or more mark.

Rock Hill region property sales

The 500,000-square-foot industrial building at 793 Fort Mill Hwy. in Indian Land sold Dec. 19 for $45 million. That’s nearly $5 million more than it last sold for in 2022. The Unique Loom and Rugs.com showroom was built in 1998, off S.C. 160 not far from U.S. 521. The sale involves more than 37 acres, including some land on MacMillan Park Drive.

A company on Park Avenue in New York City is the new owner.

Unique Loom is the company behind a separate plan to convert an historic mill building in Fort Mill into new downtown apartments. Unique Loom announced plans to expand from Fort Mill into Indian Land in 2017, then expanded again in 2020.

The property includes 75 new home lots and more than 7 acres of open space for the Bellina subdivision in York. It’s near S.C. 5 and Hunter Street. KB Home bought the property from Southcraft Development. Home plans listed online start in the mid-$300,000 price range.

An industrial property in Rock Hill sold on Dec. 26 for $8.1 million. Rock Hill SPE is the company listed in county land records as the new owner, having purchased the property from Charlotte Industrial 3. But Rock Hill SPE is part of Connecticut-based CoreOne Industrial, the company that announced it bought the 12-acre site at 4101 International Dr. The site has a 65,000-square-foot warehouse built for SouthWood Corporation.

Three years ago, sign maker SouthWood announced it would move to Aspen Business Park after 37 years on Westinghouse Boulevard in Charlotte. SouthWood projected a $6.4 million investment and 73 new jobs with the move. The Aspen Park building is the first in South Carolina or the Charlotte metro area owned by CoreOne, according to the company.

Innsbrook Acquisitions in Columbia bought the Innsbrook Commons apartment complex in Rock Hill on Dec. 26 for $6.7 million. The five-parcel sale includes about 80,000 square feet of apartment space on nearly 10 acres. The apartments are off West Main Street, just west of Constitution Boulevard.

Costco bought property for its new Indian Land wholesale store on Dec. 4 for $6.4 million. Costco Wholesale Corp. out of Washington state bought 28 acres at 8918 Charlotte Hwy. That’s just south of the U.S. 521 intersection with Possum Hollow Road. Costco officials have been working through design and construction details with the county for more than two years to bring the new retail store.

A Summerville company called ACES Rock Hill bought property at 356 Mt. Gallant Road in Rock Hill on Dec. 20 for $5 million. The new owner has the same Summerville address as Atlantic Coast Electric Supply. The 4-acre Rock Hill site has 37,500-square-foot warehouse on it that was built in 2000. The property backs up to the former Carolina Panthers headquarters site on Palmetto Parkway.

Dynapac North America, based in Fort Mill, bought more than 35 acres on Fire Tower Road in Rock Hill. The Dec. 12 sale for $4.9 million involves a triangular parcel at Fire Tower and Interstate 77, near Springdale Road and Lesslie Highway. Dynapac is a construction equipment company that works in road building and other fields.

D.R. Horton bought 40 more residential lots for Fergus Crossing in York. The Dec. 26 sale for $3.3 million involves lots on Two Brothers, Trading Post and Equestrian lanes, Court House Avenue and Wagon Cross Court. The homebuilder is offering 10 new home plans with three to five bedrooms, with a pool and other amenities. Fergus Crossing is off Alexander Love Highway.

The Chipotle restaurant at 330 Herlong Ave. in Rock Hill sold on Dec. 23 for $3 million. A California company bought the more than 2,300-square-foot fast food location that was built last year. The Allston property is part of the same shopping center with Ledo Pizza and Five Guys.

Lennar Carolinas bought 21 more lots in the Elizabeth subdivision in Fort Mill for $2.3 million. The Dec. 13 sale includes residential lots on Skyboat Circle, Potters Wheel Drive and Otter Perch Lane. A separate sale the same day, for $1.7 million, added 27 more lots. The latest phase is part of the subdivision that will have about 1,300 residences off Fort Mill Parkway.

Riptide Rock Hill out of Rocky Mount, North Carolina, bought less than 2 acres of Rock Hill commercial property on Dec. 19 for $1.8 million. The 4816 Old York Road site, just west of Pennington Road, is undeveloped space between Burger King and Caliber Collision.

In southern Rock Hill, 50 acres of vacant residential property sold on Dec. 6 for $1.7 million. The Marshall Road site is between Craig and Strait roads. It has a barn and a pond but no home on it.

A commercial real estate company in Dallas, Texas, bought the former Burger King and Popeyes restaurant at 604 E. Liberty St. in York. The 2,900-square-foot fast food store was built in 1995. The property sold on Dec. 27 for $1.6 million.

Piedmont company Helix Trio bought the 6,400-square-foot medical office building at 1023 Creekside Medical Dr. in York. The former Family Medicine site off Devinney Road was built in 1988. Helix Trio bought it on Dec. 11 for $1.5 million.

Nearly 8 acres of vacant commercial property at 2871 Heckle Boulevard in Rock Hill sold on Dec. 30 for $1.5 million. JFS Holdings, a company with the same address as real estate developer Primax Properties in Charlotte, bought the site from Waterstone Development Co. It’s located at the southern corner of Heckle and Rawlinson Road.

Asarum Consulting bought the long-time bicycle shop property at the corner of Oakland and Union avenues in Rock Hill on Dec. 18 for $1.3 million. The nearly 5,500-square-foot retail store there was built in 1930. It’s not far from Winthrop University, and in recent years was College Cycles.

A Raleigh, North Carolina, company bought two Rock Hill properties on Dec. 10 for $1.3 million. They combine for nearly 6 acres of vacant commercial property at 1132 and 1138 N. Anderson Road. They’re between the Aldi and O’Reillys Auto Parts businesses, just off the Anderson Road intersection with Cherry Road.

Sam’s Mart out of Matthews, North Carolina, bought 11 acres in Van Wyck on Dec. 23 for $1.2 million. The site at the southeast corner of Charlotte Highway and East Reboud Road is connected to the 38-acre Rebound Behavioral Health property.

A company in Mount Holly, North Carolina, bought the Tega Cay Wash & Lube site on Dec. 17 for $1.1 million. The 3,700-square-foot site is at 2888 Hwy. 160 West, in the shopping center at its intersection with Gold Hill Road.

The 30,000-square-foot storage facility at 2346 Southway Dr. in Rock Hill sold on Dec. 9 for $1.1 million. Steauxn Hill out of Philadelphia bought the more than 3-acre site, with storage units built in 1989. It’s near Robertson and Ogden roads.

LGI Homes bought 18 residential parcels in Chester County on Dec. 6 for $1.1 million. They’re part of Knights Bridge, east of I-77 and Lancaster Highway. The new home lots are on Griflet Way, Kay Lane and Mordred Street.

Duke Energy bout 10 acres of Lake Wylie property on Dec. 27 for $1 million. It’s off Cannonball Run, formerly Daimler Boulevard, near where the Clover School District plans to open a new high school. B&C Land Holdings sold the property, and still owns 385 acres beside it that stretch from Charlotte Highway to Hands Mill Highway. It also touches the lake at Big Allison Creek.

Epperson Farms in Charlotte bought two pieces of Lancaster County property on Dec. 11 for $1 million. The properties are on the eastern edge of the county, south of Camp Creek Road and east of Plyler Mill Road. They combine for more than 260 acres of timber property.
